When a Buyer enters into a contractual agreement on a short sale they typically understand that there is a fair amount of associated risk whether it be time, money, or a combination of the two.  About a week and a half ago today I recieved a ratified contract on a short sale.  This particular short sale had an attached document from a lawyer limiting the amount of time and recourse for inspections.  Due to this document we ordered the inspections right away to be performed and completed with report within 10 days.

Alright fine you caught me Facebook itself didn't actually send me any leads, but it's certainly nice to wake up to an inbox with three real estate leads.  Two buyers and one potential seller. 
There are certainly a few different schools of thought on using social media for business.  My school ofthought is that if you aren't using it you're being swept under the rug like bread crumbs from last nights dinner.

I've been writing a lot of blogs about the Adams County Tax Reassessment this week because the reassessment company just released the new tax figures.  Most people have been a bit shocked by the increases.  The goal behind this post isn't to explain how the assessment is being done so I'm going to skip talking about it.

Adams County Tax Assessments Have Been Updated - 07/02/10 02:47 PM
Well if you're an Adams County home owner you'll likely open the mail today and see your new tax assessment.  Our old tax assessment were based on 50% value.  The new assessment will be based on 100% value.  This means that our tax assessment should be in line with what your house is actually worth present day. 
Be sure to check your assessed value to verify that it's in line with what your house is worth.  If you have a recent appraisal you can use that to appeal your tax assessment.  If your tax assessment seems grossly wrong, you can pay … (2 comments)

I just figured I'd post a little video clip from the movie "Gettysburg." It's a pretty interesting little clip. I still find it hard to believe that they found it intelligent to march in straight lines while being shot at but tactics were far different back then. The development of weapons over the years dramatically changed fighting techniques. In honor of the 147th anniversary of the war here is the clip.
