Myth's About Buying For The Listing Agent - 10/29/10 09:46 AM
I'll start by saying that dual agency is still legal in PA. I also must admit that I have closed a few dual agency deals in the past. Last week I took a class to obtain my ABR with Mike Perry, who is an AR member out of Lancaster. A lot of the focus revolved around dual agency and the LACK of representation provided to the buyer and seller under dual Agency. Yesterday my own sister emailed me about sending her some listing information about a home about 45 minutes from home. It's not quite in the area I work, but (7 comments)
Just When I Was Losing Hope - Gettysburg Short Sale - 10/27/10 01:18 PM
Over the past year I've entered into quite a few short sale agreements with clients whom saw a deal that was simply too good not to "give it a go." It always feels that way, and undetermined end date with definite expectations. All efforts are made to explain the magnitude and risks of the situation. With risk comes reward but risk is well....risk. So far my short sale results have been mediocre. I had a buyer side where the seller decided deed in lieu of foreclosure was the best option after we had a ratified contract. Far from ideal when the (6 comments)
Sunday night Gettysburg had the pleasure of welcoming Bill Deasy to Gary Owen Irish Pub. You may find it strange that an establishment would feature an artist like Bill Deasy on Sunday evening but I can explain. The owners of the Cashtown Inn, formerly of Pittsburgh, hired Bill who is also from the Pittsburgh area to play locally to celebrate their anniversary. A gracious gift to their friends, employees and local Bill Deasy fans and also an opportunity to take a break from work to relax and enjoy Bills music. They run a bed and breakfast and restaurant full time. (1 comments)
We all go through those times of doom and gloom, start looking for other employment, second guess our career choices. It doesn't take much more than a week without a new lead or pending deal to turn everything on it's side. In this strange highly confused market we wander around like we're in a room full of mirrors trying to figure out how to get out and be more productive. Then the call comes and it's like Tinker Bell dusted us and we can fly again. Like Frankenstein it takes a jolt of energy to bring it to life. Perhaps (1 comments)
Refinishing Hardwood floors. When is it time? Gettysburg PA, Fairfield PA, Biglerville PA - 10/04/10 09:57 AM
Refinishing hardwood floors is a fantastic way of making that oh so important first impression when a buyer enters your Gettysburg PA home for the first time. Hardwood floors are desireable and easy to refinish. Most older homes will have some sort of hardwood whether it's revealed and beautiful or hiding under carpet. Taking the time to refinish your flooring on your own or having it done professionally can really make a HUGE difference in the overall appeal of your home.

Commercial loan modification - is your rate too high? Do something about it. Rates have reached truly historic lows at this point. Most investors with commercial loans know that commercial rates typically hover about 1% over residential rates and normally can't be locked for more than 7 years. In fact some banks are only willing to lock rates for 5 years due to the risks associated with holding commercial notes. Most people with commercial loans have rates in high 6 to low 7 range because they purchased on 5-7 year locks during the "good years" of real estate in 2005-2006. It doesn't make sense to continue (0 comments)
The Gettysburg Homes and real estate information blog is my way of giving back to Gettysburg's people and my personal sphere of influence. The objective is to provide real time real estate information and it's potential effect on Gettysburg, PA.
The current real estate market is far from what one would call "normal." Changes are constant, which requires professional realtors to be knowledgable and capable of shifting with the market. The governments attempts to stimulate the market has also caused a steep learning curve for most buyers and sellers in the market. An understanding of the policies and procedures is just one way I can help you to the successful sale or purchase of a Gettysburg, Pa property.
I work both as a Gettysburg buyer agent, and a Gettysburg listing agent. I also enjoy the challenge of finding quality investment properties and helping buyers to ensure a desired profit margin.
If I can help you in any way feel free to call or send me an email. Quick response time and great communication are always my goal.
