I'll start by saying that dual agency is still legal in PA.  I also must admit that I have closed a few dual agency deals in the past.  Last week I took a class to obtain my ABR with Mike Perry, who is an AR member out of Lancaster.  A lot of the focus revolved around dual agency and the LACK of representation provided to the buyer and seller under dual Agency.

Just When I Was Losing Hope - Gettysburg Short Sale - 10/27/10 01:18 PM
Over the past year I've entered into quite a few short sale agreements with clients whom saw a deal that was simply too good not to "give it a go."  It always feels that way, and undetermined end date with definite expectations.  All efforts are made to explain the magnitude and risks of the situation.  With risk comes reward but risk is well....risk.

Sunday night Gettysburg had the pleasure of welcoming Bill Deasy to Gary Owen Irish Pub.  You may find it strange that an establishment would feature an artist like Bill Deasy on Sunday evening but I can explain. 
The owners of the Cashtown Inn, formerly of Pittsburgh, hired Bill who is also from the Pittsburgh area to play locally to celebrate their anniversary.  A gracious gift to their friends, employees and local Bill Deasy fans and also an opportunity to take a break from work to relax and enjoy Bills music.  They run a bed and breakfast and restaurant full time.

It's Alive - No not Frankenstein but the Real Estate Market - 10/04/10 11:11 AM

We all go through those times of doom and gloom, start looking for other employment, second guess our career choices.  It doesn't take much more than a week without a new lead or pending deal to turn everything on it's side.  In this strange highly confused market we wander around like we're in a room full of mirrors trying to figure out how to get out and be more productive.  Then the call comes and it's like Tinker Bell dusted us and we can fly again.

Commercial loan modification - is your rate too high?  Do something about it.  Rates have reached truly historic lows at this point.  Most investors with commercial loans know that commercial rates typically hover about 1% over residential rates and normally can't be locked for more than 7 years.  In fact some banks are only willing to lock rates for 5 years due to the risks associated with holding commercial notes.
