gettysburg real estate: Casino in Gettysburg, PA - 01/24/10 11:02 AM
The Pennsylvania Legislature passed a bill on January 7th that now allows the state Casinos to allow table games.  This bill legalizes games like roulette, blackjack, and so forth. 
The state has reopened the application process for the final "slots resort" license.  Local Businessman David LeVan and business partner David Lashinger plan to submit an application for the remaining license.  Their plan is to transform the current Eisenhower Inn, into a Casino resort.  There are 5 other groups competing for the license.

gettysburg real estate: People Are Getting Into the Action Mode - Holidays Are Over - 01/09/10 07:43 AM
As expected we were all slow over the holiday season.  My business certainly slowed down after the first week of December.  I did a few showings between then and now, but all the sudden people seem to be getting into the action mode.

This weekend I submitted what I knew was a very aggressive offer.  I explained this to my client before I emailed the offer to the Listing agent.  I called to confirm that he had received the offer, and to chat about why we wrote what we did, but he didn't answer.  We also included a pre-approval for the amount being offered (A little late due to some New Years switch over at the mortgage company I use).

A lot of people end up with a real estate agent because they called a number from a sign and someone answered the phone.  This person showed them a house had them sign a buyer agency agreement and are now representing them as their buyer agent.  This is probably the most common scenario, but what do you know about your agent?  Is this agent reputable? How much experience do they have?

Oftentimes you will hear Realtors using tax benefits as a reason why home ownership is better than renting.  While there are many other arguments that can support home ownership I have told people that they would be better off renting more than once.  My pocket then reaches up and punches me in the jaw, but repeat business and referrals are better than no business.

Recently one of my buyers found a 3 unit that was a FHA 203K candidate.  I've never done one, but what the hell lets forge ahead here and learn something.  We had the feasibility study done, and found out that, well, it wasn't feasible.  The repairs were going to put us out of appraisal range, and out of my buyers financial range as well.  So deal dead, no big deal, we'll find something else that works.

The day after Thanksgiving each year, the Gettysburg square is decorated with a large Christmas tree. The nearby streets are decorated with wreathes with red bows and Christmas lights. Our quaint historic town looks very welcoming and festive this time of year. It's really a great time of year to enjoy Gettysburg. gettysburg real estate: Listing your House - CMA or Appraisal - Thoughts? - 11/30/09 05:50 AM
With the market being a bit tricky these days and with all the new legislation it got me thinking about the CMA's I'm working on.  I'm looking for comps that are less than 6 months old, which aren't always easy to find.  Then I'm looking for properties that are actually similar besides sq footage, also a difficult task at times.
I would like to first say that I don't doubt my ability to do a CMA and price something correctly.  I must however ask the question. 
Would it be beneficial to Sellers to have an Appraisal done prior to listing?

To preface this I would like to state that I work with mostly very young buyers and sellers.  I don't specialize in this, but right now it's just how it's working out.  Younger buyers typically mean less money down and very little equity, which can be challenging considering that home prices have dropped considerably the past few years. 
Now, the reason I'm saying be careful with your line of credit is because it was most likely based on your homes value when you applied for the line of credit.  Banks typically want to keep 80/20 or 90/10 Loan to value so … (5 comments)
