Interest in raw land has seemingly increased over the past few months.  There are currently 15 pending land sales and 25 that have already settled in Gettysburg, PA. 
2009 Land volume was 87 for the year, so we are running at about the same volume as last year, but the inquires seem to be increasing.  However buyers are being extremely selective and price has certainly played a roll in their selections.

pa: Recurring vs Nonrecurring Closing Costs - 04/01/10 02:29 PM
I just called a realtor about a certain foreclosure to ask about the banks habits with seller paid closing costs.  He mentioned that the bank would only pay non-recurring costs. 
I figured most people who aren't realtors have no idea what the different is so I'll clear this up for everyone.
Recurring Closing Costs - Are costs associated with buying a house that happen every month.
-Taxes
-Interest
-Property Taxes
-Insurance
-Home Owner Association Dues
Nonrecurring Closing Costs - Are costs that happen only once.
-Appraisal
-Notary Fee
-Title Insurance Policy

I suppose the day we set out on the quest to make a home purchase we have visions of grandeur and perfection.  These visions are soon confronted with reality as expectations are brought back to earth.  Buyers that are reaching for the stars have to understand that reaching the moon is a big deal too.

Foxridge in Gettysburg, PA is a nicely located condo development that was built in the 90's.  Foxridge is located just miles from the Gettysburg Battlefield and only a few miles from the center of Gettysburg.  This particular development is home to all ages from young families to retirees, and even some weekend Gettysburg vacationers.

Twin Lakes West in Gettysburg, PA is the second phase of the original Twin Lakes development.  The two developments are attached at one corner, but do not share any roads.  The development is a very nice collection of single family homes from colonials to ranchers. 
Twin Lakes West is located about 2 miles from the center of Gettysburg, PA on 116 (Fairfield Rd) just west of town.  The location, schools, and neighborhood feel are all highlights of Twin Lakes West.  There are still a few opportunities to build a new home, but options are very limited.

Cannon Ridge in Gettysburg, PA by S&A homes is all about location.  It's located between route 116 and route 30 one mile west of the Gettysburg square.  The development features luxury single family homes and elegant townhomes. 
Cannon Ridge has nicely sized and spaced lots further promoting it's appeal.  Currently S&A homes is only building townhomes at this location.  If you're looking for a single family home at Cannon Ridge you are going to have to wait until phase two begins, or if you're lucky an existing home might come up for sale.

Obviously last night was St. Patricks Day and there is no better place in Gettysburg than Gary Owen Irish Pub.  There is another Irish bar across town, but Gary Owens is hard to beat.  The bar features fantastic authentic Irish decor, a great selection of beer as your would expect from an Irish pub. 
Gary Owen recently turned into a non smoking establishment which allows them to serve more food.  The authentic Irish fare is fantastic and they make a mean hamburger as well.

pa: USDA Rural Housing Potentially Out of Funds From April Until Refunding in October - 03/12/10 03:23 PM
I'm a big advocate of the USDA Rural Housing loan.  It offers 100% financing, no PMI (mortgage insurance), and similar standards to FHA without needing 3.5% down. 
Last year the USDA didn't run out of funds until Late September and was Refunded 2 weeks later.  The USDA fiscal year runs from October to September.  This year because of the tax credit expiring and favorable rates (my opinions) the USDA has exhausted its funds earlier than normal. 
This is going to force buyers to go to a less desirable FHA loan.  The FHA requires 3.5% down, and has mortgage insurance.  So, not … (0 comments)

I've been posting a ton of pictures lately because there has been nothing to do but take pictures.  I've been stuck at my house since Tuesday night.  I took these on Sunday before the bigger storm that started Tuesday.  It's pretty incredible that we had two storms of this magnitude this close together.  I heard more snow for Monday but I'm hoping that it will hold off so that I can actually leave my house.  There is one lane cleared on the road to my house and I'm betting it's drifted shut in the Am.  My blogs are typically influenced by … (6 comments)

I've been keeping a fairly close eye on the proposed Casino for Gettysburg, PA. As I've reported in my other blogs the proposed location for the Casino is what is currently operating as the Eisenhower Inn and Conference center.
David LeVan and his investors have submitted their application for the remaining casino license, and are doing everything they can to make sure that Gettysburg, PA is the recipient of this license.

Lake Heritage is Gated Community just miles away from the heart of Gettysburg.  The community features over 1000 home sites a number of which are located on the water.  The community also features a pool, community center, and tennis courts that are open to all residents. 
In 2009, 22 homes sold in Lake Heritage, Gettysburg, PA.  As of Today (1/20/2010), there are zero pending sales, and 22 active listings.
