With the weather being so nice here in the Upstate of South Carolina in Spartanburg County it is a great time to get out in your yard and get it in shape for next spring. You will want to start by getting all of your perennials cut back. This way they can come back fresh for next year without the dead foliage from last year. Yes, there is crazy madness in the $500K and below market, or certain price ranges depending on which part of the country you are in.  And on the buying side, you're probably up against multiple offers most of the time.
Do not let your buyers OR yourself be lazy if they have a real interest in the property.  Get that backup offer written!  It only takes about 30 minutes to draw up an offer and another 10 minutes to get it signed.
