Refinishing a Family Heirloom - 10/30/11 12:30 PM
Refinishing a Family Heirloom This Armoire is from the late 1800’s, early 1900’s and was in the entrance hall of the main house back on the old Virginia family farm of my wife’s great grandfather. It is approximately 8 feet tall, 4 ½ feet wide and 2 feet deep made out of walnut with some burl pieces. By the time it was passed onto my wife this summer it has had many DIY repairs and adjustments to accommodate such items as TV’s, wires, stereo, book case and who knows what else. It arrived at our home here in Darien, Connecticut from Florida

House Price to Yearly Rent Ratio Points Way to Buying Homes. October 15th, 2011 Wall Street Journal’s article “It’s Time to Buy That House” points out two key measures that are now suggesting it’s a good time to buy a house. For long term live in or for an investment the two measurements are the house price to yearly rents ratio and the current low mortgage rates. According to Moody's Analytics, nationwide the ratio of home prices to yearly rents is 11.3, down from 18.5 at the peak of the bubble with the average from 1989 to 2003 was about 10.

October 10, 2011 Year to date average sale prices of single family homes seem to be holding their own in Fairfield County, Connecticut compared to last year, running from the low positive single digit numbers to some towns just bouncing on the negative side. Wilton and Norwalk are leading the charge at 8.45% and 8.36% respectively and on the opposite side of the spectrum you have Rowayton and Bridgeport down 10.72% & 11.80% respectively. October 10th, 2011 Market housing data for single family homes in New Canaan, Connecticut. For the month of September New Canaan had a 22% increase in sales compared to September 2010 but along with that came a 7.2% decrease in median sales price of $1,530,450 and an inventory of 257 which compares to 261 in 2010. 3rd quarter results saw an increase in median sales price of 10.3% to $1,658,000 with a total of 63 unit sales compared to 80 sold units in 3rd quarter 2010. Rowayton had 1 sale in September at $742,500 but as of today there are 8 other homes under deposit and 66 single family homes for sale. For the month of September 16 single family homes have sold in Darien Connecticut compared to 13 homes from September of 2010 with current inventory at 185 homes for sale. Over all for the third quarter of 2011 71 single family homes sold compared to 88 last year with the median sale price 1.1% lower than 2010 at $1,295,000. Year to date there have been 189 unit sales in Darien compared to 2010 (ytd) of 211 with a median sale price of $1,400,000 up 5.7% from 2010.
