Like other Connecticut towns such as Greenwich and Darien, Norwalk is now starting its own Single Stream Recycling Program that is starting this July 1^st, 2013.

Norwalk’s Single Stream Recycling program will:

Increase recycling rates since it is easier to recycle in a single larger container.
Save money by sending less trash to disposal facilities.
Generate revenue because the city receives $17.50 per ton of recyclables collected.
Improve aesthetics, since carts are uniform and covered, reducing litter on city streets.

14 Things You Should Know About Credit Reports That Could Effect You

A person’s credit report can help influence whether or not a person can get a loan to buy a house, buy a car, open a charge account, get their utilities turned on, and even if a person gets hired or not. So it is important to make sure your report is correct and updated.

A large number of entries that feed into the 3 major credit reporting companies come from thousands of places so there is always a potential that reports could be wrong.

If you find inaccuracies on your report, you need to write a detailed letter to the reporter and explain the situation. Sometimes they can just look up your history and fix the error. The reporter must then send notification to the Credit Agencies so it takes 1-3 months to get the reports corrected. Sometimes it doesn’t get corrected at all.

Many choose to subscribe to a credit reporting agency by paying a small monthly fee. They notify you if anyone opens an account with your SSN plus will send you a monthly report of all activity. If they get an alert, they notify you immediately. Some of these companies work successfully and other times a new account slips through the cracks.

23% of all Americans have inaccuracies on their report

22% of most Americans have never checked their credit report to see if there are inaccuracies on it.

25% of Americans have found inaccuracies on their reports.

68% found they got the error corrected on their report.

18% reported they did not get the report corrected.

14%, who had more than one error, were successful in getting one issue removed.

Over 50% reported incorrect or outdated information: Payment Delinquencies, Payment History, Collection Agency Reports, Court Judgments, and Bankruptcies.

Over 10% reported Inaccuracies in their Addresses, Marital Status, and Place of Employment.

5% reported that they have been a victim of Identity Theft and that their reports reflect spending and non-payments by others on their SSN. (My guess this is much higher than 5%)

3% report their scores are wrong and way too low.

5% report they have been denied credit based on their credit report that had errors.

Over 45% of people find success in getting their reports fixed but the first step is for you to get a copy of your report. The credit reporting agencies all have detailed procedures in getting your errors corrected on your report and most of the time you can find it on the3 agencies website. Many mortgage lenders will help you and answer any questions you have.

2% report they have a common name and that someone else’s information is reported on their SSN. Sometimes this is due to a fraudulent crime from another family member or friend who knows you. If you have a name like “Jones, Brown, Smith”, the odds are these are just mistakes but the reporting companies try to be very careful but mistakes happen and probably daily.

There are also many credit repair companies who can help clean up your credit but this is basically for people who have had credit problems such as late or missed payments and collections. If you find something negative, do not ignore it but get it taken care of right then.

*Make sure you do not give your SSN to anyone. Anymore, only your tax preparation company and your employer are the only ones who would be asking for it. Do not carry your SSN card with you but keep it locked up. If you receive an email asking for you to log on and give your SSN, is bogus as your bank, employer, insurance company and your CPA all have your number already. DO NOT disclose your SSN and it is also a good idea not to disclose your birth-date either.

If you plan to buy a home, you should start checking at least 6 months prior. Call your lender or Realtor to help.

Avoid These Common Landlord Mistakes.

Being a landlord is a full time job that requires follow through and constant maintenance. With a long term plan investment properties can be profitable. If you as landlord cannot commit time and energy to managing your rentals then it might be wise to higher an experience property manager like DMK Property Management in Darien, Connecticut.

Read and learn about these eleven common landlord misstates to avoid.

Do a full background check on every tenant.
Rental application, credit check, job and income verification along with verifying the rental application will save you a lot of headaches in the future.

Thinking the property will always be rented.
Cash flow is very important; you rentals will not always be full, plan ahead and have reserve monies to cover payments such as mortgage, heat, maintenance issues, advertisement and Realtor fees.

Know the cost of repairs and property maintenance.
Budgeting and keep on top of minor repairs before they turn into bigger issues is key. You will also need to have reserves for the big ticket items that come up such as a new HVAC system, exterior painting, roofing, etc.

Being a Landlord is not a hobby.
Operating rental properties is a business and needs to be operated as such; proper accounting practices, reporting taxes as a business, keeping records are all key items. Best to consult a professional accountant, CPA.

Relying on a handshake.
Yes it would be nice but once again you are running a business, contracts need to be signed along with all other agreements, work to be done, repair to be in writing.

Asking illegal interview questions.
The Fair Housing Act applies to landlords as well, you are now operating a public business. The Fair Housing Act of the Civil Rights Act of 1968 requires that you cannot deny a tenant's application based on race, color, religion, national origin, sex, marital status, handicap or family status (i.e. if they plan on having children). As well check with your state on local laws pertaining to being a landlord.

Neglecting tenants.
Being a landlord is 24/7, you have responsibilities throughout the contract. You need to check in regularly with your tenants and the condition of the property. Be aware you need to schedule these with the tenant, you cannot just pop by.

State and local housing codes.
Every state has their own housing codes and law in addition to the federal laws. As a landlord you need to know these such as how to deal with security money, evection process, rights of tenants, etc. Here is the link for Connecticut Landlord and Tenant Law.

Delaying an eviction.
You want to be a nice person but once again you are running a business. Not proceeding with an eviction as soon as legally possible can be a costly mistake.

Not enforcing the lease.
You have a lease for a reason, enforce it. If you agreed to no pets then that is what it is. If not your tenants will realize you are lax and will take advantage.

Everything in writing.
As a landlord you must have a record, get everything in writing, repair requests, contract, etc. He said she said does not work in a court of law and many times can be misunderstood. Along with this pictures are very important form of documentation. Always have pictures of before move in.

12 Simple Ways to Save At Home This Summer in Connecticut.

With the summer quickly approaching and the weather getting hotter and hotter we should start thinking of more ways to conserve energy, save money and go green.

Compact Fluorescent Light Bulbs (CFLs) use 75 percent less energy than standard incandescent bulbs and last up to10 times longer! If every household in the U.S. changed just five of their most frequently used light fixture bulbs to CFLs, we would prevent greenhouse gases equivalent to the emissions from nearly 10 million cars.

Reduce, reuse, and recycle—recycle your newspapers, beverage containers, paper and other goods. Use products in containers that can be recycled and items that can be repaired or reused. In addition, when going to the store, consider bagging your own groceries in cloth, reusable bags.

Fix leaks—faucets that leak flow at a rate of one drip per second and can waste more than 3,000 gallons of water a year, while a leaky toilet can waste about 200 gallons a day!

Turn off the water! The average bathroom faucet flows at a rate of two gallons per minute. So, turn off the faucet while brushing teeth. Doing so each morning and evening can save up to 8 gallons per day and 240 gallons a month!

Plan your car trips. To many times we drive multiple times in the same direction, plan you trips out and do multiple stops all on the same time. Also avoid quick stops and starts; a steady even speed uses less gas.

Use your dishwasher and washing machine only when they are full. The average washing machine uses about 41 gallons per load. Try to avoid small, partial loads--and always use the proper load size selection—using large settings only when necessary.

Heat and cool efficiently—as much as half of the energy used in your home goes to these tasks. Be sure to change your air filter regularly, tune up your HVAC equipment yearly, and seal your house thoroughly. In the summer raise your thermostat two degrees. In the winter lower your thermostat two degrees.

Install a programmable thermostat to better regulate the temperature in your house through the day and night. Using a programmable thermostat can save you about $180 every year in energy costs and help the environment.

Consider replacing your appliances (or those you buy from now on) with ENERGY STAR qualified appliances. ENERGY STAR qualified appliances incorporate advanced technologies that use 10-15 percent less energy and water than standard models.

Water Heater Temperature Settings—setting the water heater at a lower temperature can save 5-10 percent of the energy bill. If the house does not have a dishwasher, the water heater should be set as low as possible and still maintain sufficient hot water for your family. Most fabrics do not require a high temperature during laundering either.

Ceiling Fans—In the summer, the fan should run at high speed to provide the desired breeze. Note that most ceiling fans are reversible. One direction is appropriate for summer while the other is for winter.

Be smart when irrigating your lawn or landscape; only water when needed and do it during the coolest part of the day—early morning is best. Also put your sprinkler on a rain sensor!

WSJ Most Expensive Home Listed at $190 Million, Greenwich, Ct.

The Wall Street Journal reported the most expensive home for sale in the United States is at an eye-popping price tag of $190,000,000. The home is on 50 ½ acres of waterfront property in Greenwich, Connecticut that includes two off shore islands. The home itself is a 12 bedroom Victorian, French-renaissance mansion was built in 1896. All combined the property has a total of one mile of shoreline and comes with walled formal gardens, 75 foot pool and spa, grass tennis court, pool house, carriage house and gate house and of course its own beach.

Greenwich is a town filled with old money estates and has had many grand listings in the past. Leona Helmsley’s mansion originally listed for $125 million sold for $35 million in 2010. The most expensive sold estate in Greenwich in the past 5 years was a 20,777 square foot waterfront mansion that sold for $39.5 million.

Water Saving Tips ~ 30% Household H20 used Outside.

The average American household uses 30% of their domestic water as outdoor use. In some parts of the country such as California it can go up as high as 60%. It is estimated that up to 50% of landscape water use goes to waste due to evaporation, wind or runoff caused by overwatering.

It is easy to have a great looking yard, save money, conserve water and protect the environment, here are some tips.

Avoid watering in the middle of the day, water early in the morning or evening. This will reduce evaporation.
Use a drip irrigation system or simple irrigation hose in your gardens. Drip irrigation saves water by minimizing evaporation and water runoff.
Use a rain barrel or other types of Rainwater harvesting systems to water gardens.
Mulch around shrubs and plant can reduce weeds and keep water where needed.
Position sprinklers to water only yard, not driveways, sidewalks, house, patios, etc.
Make sure sprinkler heads do not overlap, regular inspections for leaks.
For irrigation systems on a timer make sure the system has a rain sensor so you do not waste water while it is raining.
Avoid over watering, us as rain gauge to tell when your lawn needs watering and how much you are applying. In general grass needs ¾ to 1 inch of water per week.
If the forecast calls for rain hold off on watering.
How much lawn do you really need? Grass is a huge water hog, by re-naturalizing un-need lawn areas you will save time and money and will help reduce water pollution.
Mulch your lawn by letting lawn clippings remain on the lawn.
Set your mower at one of the higher cutting heights will help the lawn retain water?
Sharpen the mowers blade; dull blades tear the grass which requires it to use 40-60% more water to rejuvenate.
Plant native and native like plants from your region, they will need less watering, fertilizer and pesticides.
Use one of the new drought resistant grasses when planting new grass.

Benefits of Green Building Published Report 2013.

Green Building do not need to cost more than non-green buildings as building practices and materials are becoming more mainstream. Various studies from between 2000 to 2012 show that actual cost premiums can range from zero to 12.5% with the higher prices directly relating to a higher standard of green features.

The World Green Building Council recently published a 124 page report on “The Business Case for Green Building” detailing the cost benefits of building built to sustainable standards like LEED and Energy Star.

Studies also show that certified green buildings both commercial and residential can command higher prices up to 30% more. One study said”… a one-dollar saving in energy costs per square foot (about a 50 percent reduction in costs), leads to an increase of US$0.95 in cash flows and an increase of $13 in asset values."

The other benefit of green buildings are that they are healthier than conventional buildings—they have better air, better light, and better materials. These benefits lead to a more productive work environment which is a driving factor for many companies to go green.

National Association of Letter Carriers’ Annual Food Drive in Darien, Ct.

The National Association of Letter Carriers (NALC) is having its 21^st annual nationwide food drive this Saturday May 11, 2013. NALC National Food Drive is the country’s largest one-day food-collection effort. Last year more than 70 million pounds of non-perishable food was donated, which brought the grand total from more than two decades of collections to 1.2 billion pounds.

Darien and Norwalk residents may leave their donations of newly purchased non-perishable foods in one or more grocery bags at their mail box early on the morning of May 11. Norwalk and Darien Letter Carriers will collect all food and deliver to Person-to-Person during the day.

Dave’s Connecticut Tuna Tartare.

One of our favorite appetizers’ served with rice crackers is sushi grade tuna tartare. Of course getting the best sushi tuna is a key element to this dish and here in Fairfield County we always go to our local fishmonger at Fishtales Seafood in New Canaan.

Ingredients

2 pounds sushi grade tuna steak
1/2 cups olive oil
2 limes, zest grated
4 limes freshly squeezed lime juice
1 1/2 teaspoons wasabi powder
2 tablespoons soy sauce
1 1/2 tablespoons hot red pepper sauce
1 tablespoons kosher salt
1/2 tablespoons freshly ground black pepper
1/4 cups minced chives.
2 tablespoons minced fresh jalapeno pepper, seeds removed
1/2 teaspoon sesame oil
1 1/2 tablespoons toasted sesame seeds, optional
1 avocado
2 tomatoes
Rice Crackers. (2 packages, Whole Foods have a nice selection.)

Directions

Cut the tuna into 1/4-inch dice and place it in a very large bowl.

In a separate bowl, combine the olive oil, lime zest, lime juice, wasabi, soy sauce, hot red pepper sauce, salt, and pepper. Taste, if you like spicier then add an additional ½ teaspoon of wasabi and/or red pepper but be careful not to overpower the wonderful taste of the tuna.

Pour over the tuna, add the chives and jalapeno, and mix well.

Allow the mixture to sit in the refrigerator for at least 1 hour for the flavors to blend.

To serve use a double bowl, with ice in first bowl and second bowl with tuna tartare sitting on top of ice. (If bowl moves around too much put ice in a plastic zip lock bag with second bowl on top.)

Serve on rice crackers.

Side Dishes to top off sushi on rice cracker if wanted.

Cut the avocados in half, remove the seed, and peel. Cut the avocados into 1/4-inch dice, put in side bowl.

Cut the tomatoes in half; remove the seed, cut into 1/4-inch dice, put in side bowl.

Toasted sesame seeds, put in side bowl.

Hot Red Pepper Sauce in jar, you only need one drop if desired.

Buying a Home ~ Please Do Not Do These Things While You Are In Escrow.

As part of Fannie Mae's Loan Quality Initiative (LQI), lenders are required to monitor a borrower's credit throughout the loan process. This can include a "soft" credit pull immediately prior to funding to look for new accounts and inquiries.

Here are ten things that a homebuyer should avoid while in escrow:

•1.     Don't do anything that will cause a red flag to be raised by the scoring system. This would include adding new accounts, co-signing on a loan, changing your name or address with the credit reporting agencies. The less activity on your reports during the loan process, the better.

•2.     Don't apply for new credit of any kind. Including those "you have been pre-approved" credit card invitations that you receive in the mail or online. A new inquiry can potentially lower your credit score.

•3.     Don't pay off collections or charge offs. Unless you can negotiate a delete letter, paying collections will decrease the credit score immediately due to the date of last activity becoming recent. However, in some cases, collections or charge offs must be satisfied as a condition of loan approval, but your lender will most likely only need to update that particular account with a credit supplement vs. a new credit report.

•4.     Don't max out or over charge on your credit card accounts. This is the fastest way to bring your scores down. Try to keep your credit card balances below 30% of their available limit at ALL times during the loan process. If you decide to pay down balances, do it across the board. Meaning, pay balances to bring your balance to limit ratio to the same level on each card (i.e. all to 30% of the limit, or all to 40%, etc.).

•5.     Don't consolidate your debt onto 1 or 2 credit cards. It seems like it would be the smart thing to do, however, when you consolidate all of your debt onto one card, it appears that you are maxed out on that card, and the system will penalize you as mentioned above in 4. If you want to save money on credit card interest rates, wait until after closing.

•6.     Don't close credit card accounts. If you close a credit card account you will lose available credit, and it will appear to the FICO that your debt load has increased. Also, closing a card will affect other factors in the score, such as length of credit history. If you HAVE to close a credit card account, do it after closing.

•7.     Don't pay late. Stay current on existing accounts. Under the new FICO scoring model, one 30-day late can cost you anywhere from 50-100 points, and points lost for late pays take several months if not years to recover.

•8.     Don't allow accounts to run past-due - Even one day! Most cards offer a grace period, however, what they don't tell you is that once the due date passes, that account will show a past due amount on your credit report. Past due balances can also drop scores by 50+ points.

•9.     Don't dispute anything on your credit report. When you send a letter of dispute to the credit reporting agencies, a note is put onto your credit report, and when your lender notices items in dispute they will not process the loan until the note is removed and new credit scores are pulled. Why? Because credit scoring software will not consider items in dispute in the credit score -giving false date to the lender. Disputed accounts are a no-no.

•10. Don't lose contact with your mortgage and real estate professionals! Don't do anything without the ok of both professionals in the transaction, until you have your keys.

These might seem obvious, but better safe than sorry.
