Do your clients get a free ride and tour of the subdivision in your sedan on Sunday while their children are screaming and rubbing their chocolate-stained hands on the upholstery of the back seat of your car ?
Do you find yourself handing out brochures about lead based paint, buyer agency, inspections, disclosures, home warranties and other stuff as though you were dispensing tourist maps at a travel agency ?
Do customers and clients hang around your office wasting your time scarfing down the free pizza and bottled water while at the (6 comments)
As a real estate agent and broker you've been assigned a legal trust when you have a signed listing agreement on the table. As a broker employed under the terms of a listing contract, or buyer agency agreement, trust and confidence has been given to you to protect the interests of your client. This relationship of trust and confidence extends between you as the trustee of this confidence and your client who is the principal beneficiary of the confidence, That trust is broken when you transmit information of a confidential nature, reserved for your client to anyone other than the (10 comments)

A RESPA-Related Lawsuit Is Making News Real estate columnist Ken Harney posted an article on Inman News last week ("Top-producing Long & Foster team facing class-action RESPA suit over alleged kickbacks") about a lawsuit filed last month against a high-producing team in Maryland: *** BEGIN QUOTE *** A federal district court's decision to certify a class-action suit against one of the highest-volume Realtor teams in the country should set off alarms for brokerage firms that have marketing agreements between themselves and settlement service providers, say RESPA legal experts. Not only is the class-action certification ominous in its own right, but it (0 comments)

Owning real estate is one of the most precious values of freedom in this country. You want the assurance that the property you are buying will be yours. Other than your mortgage holder, no one else should have any claims or restrictions against your home. Title insurance is issued after a careful examination of the public records. But even the most thorough search cannot absolutely assure that no title faults are present, despite the knowledge and experience of professional title examiners. In addition to matters shown by public records, other title problems may exist that cannot be disclosed in (4 comments)

"Anything Less Than Prime Is Slime!" David Saks On Subprime (now "nonprime") Lending SUBSLIME Loans Are Coming Back ! According to a recent Bloomberg/BusinessWeek article, more executives are working to revive the subprime lending market, though the loans now are called "nonprime" and require as much as 30 percent down. He came to Memphis in July of 1991 to dedicate the National Civil Rights Museum.
When this man raised his voice the sound of peace could be heard around the world.
Racial inequality, the horrors of war, the injustices upon mankind were stilled by the courageous sound of his voice and the trusted banjo he held in his hands for many decades.
On that historic day in July this man called me at home and asked me to have ice cream with him, his wife and their (3 comments)
Do you check out the neighborhood for your buyer ? If not, maybe you should start. It's rather naive to believe that sex offenders, drug dealers, meth labs, burglaries, robberies, auto thefts, home invasions, vandalisms, domestic violoence, identity theft, rape, arson, gun crimes and work-place violence only occur in low to middle class income regions. Some of the worst crimes and offenses are committed in multi-million dollar high rises, on the grounds of some of America's most luxurious properties and neighborhoods, in fabulous gated communities and in grand condominium districts. In 2002 the Federal Bureau of Investigation's Uniform Crime Report estimated (12 comments)
