2. Attempt solutions with mortgagee that are rejected.
3. Arrive at an agreement with mortgagee, but guidelines are not met resulting in foreclosure.
Scenario results in a positive outcome if a Short Sale Specialist is used. Contact your local Real Estate Agent with a short sale track record

When all else fails, the property owner has to decide to take the foreclosure hit and suffer for the next 7 years. However there are alternatives: Short sale, Deed in-lieu, Forbearance, Loan modification. All require the due diligence of the home owners.
The normal process is for the distressed homeowner to ignore communictions from their mortgagee. This results in eventual home loss which may be avoided, and possibly eliminated if reconciliation is pursued with an experienced local real estate agent.
It is not uncommon that the delinquent homeowner remains in their home.

BPO's require a statement as to the stability of the market the selected property is in. In the 9 county Chicago metro area, I am finding that the answer is becoming stable in more an more zip codes.
Is this your experience in your market area, or am I getting a false positive?

Just lost one of my listings: 4209 Kolze, Schiller Park, IL. This is a one bedroom condo near O'Hare airport. I had the same thing happen last summer to a listing in Des Plaines, IL.
That listing was pulled for the same reason - it was dumped into a pool of properties for a bulk sale and auction. I got that property back 60 days later. What does that say about the property if it is a bulk sale reject. Presently this property is averaging one showing per week - keep ypur fingers crossed.
