  Technology is fun, but not very productive. Let me know if you have numbers indicating otherwise.
Watch any news outlet, internet portal or search engine download, and emphasis is placed on the benefit of social netwrking.
I have found that social networking is just as it sounds, social, and not business productive. People need to be pressured for response other then social. Agents are always looking for alternatives to cold calling or any other method not requiring direct contat with a buyer or seller (OOuuuch!).

reo: REO's - BPO's on the rise - 08/31/09 03:25 PM
 
For the past 90 days my volume of REO properties, and requests for BPO's have sky rocketed. The release of the moratorium on foreclosures is the reason. Last April And May, I had thought that the light in the tunnel was indicating that we were coming out of the down draft market.
My mistake, it was a train coming instead. The volume of business that I am now experiencing indicates that this train will probably carry me well into the year 2010. Does not bode well for that person looking to take advantage of current interest rates.

Just lost one of my listings: 4209 Kolze, Schiller Park, IL. This is a one bedroom condo near O'Hare airport. I  had the same thing happen last summer to a listing in Des Plaines, IL.
That listing was pulled for the same reason - it was dumped into a pool of properties for a bulk sale and auction. I got that property back 60 days later. What does that say about the property if it is a bulk sale reject. Presently this property is averaging one showing per week - keep ypur fingers crossed. reo: REO Market is Beginning to Look Ugly - 01/08/09 02:27 PM

 
The proceedure that I use to research properties that I am to appraise or list is always the same:
1. Punch the address into the MLS and search for activity.
2. It has been my experience in the past, that the property pops up as either active or in the off-market data.
3. If not found, I look in the archive data that goes back an additional four years. I usually find it there.
4. I then have the property description, tax ID and possibly a picture. With the picture, I can then look for current data on current … (1 comments)

reo: REO's, are they getting much harder to sell - 07/17/08 12:59 PM
I have had a contract on one of my REO listings for three weeks now. The investor has had a counter but does not seem interested in making a swift transaction.
The counter by buyer is 92% of list which is not earth shaking, but buyer is left sitting waiting for a response. The aggravation has prompted the Buyer to make offers on other properties.
I know investors have a lot of product on their plate, but clearing that product I thought might be a priority.
Any thoughts as to the reason for the dragging of feet.

I get many requests for BPO's, and I often see that the property is/was listed. Don't know what happens next, but my experience is that the property, more often than not, goes to another broker. Why?
-   Broker did not sell it.
-   Company has preferred agent.
-   Broker selected not always involved with sale.
 
I believe the present real estate market would be better served if listing agents knew that advertising dollars would not be lost upon transfer of ownership. Granted that some listing agents may not be the best choice, but what is a fair analysis? The … (0 comments)

I was swamped last week with new BPO's and received 3 more properties that have been foreclosed. My thought is that all of a sudden the economic news has made some people wake-up. There appears to be a new urgency to get properties off of the bookks. IndyMac comes to mind.
Maybe the Midwest is a little behind the curve. I'm not complaining; however, just wondering where my buyers wil be coming from. Flippers have just about disappeared.

Just curious, hold up your hand if it applies: REO Agent (show of hands, just reply yes 1 local bank, yes 2 if REO service company -ie. asset manager), or BPO Agent (just reply yes3 for local and yes 4 for asset manager company).
There are many services out there that hire/use local agents for doing REO or BPO work. I have done business with many of the Asset Management companies over the years and have recently added REOtrans. Any feedback on this company?
