The Victoria Real Estate Board’s Multiple Listing Service® confirmed a total of 523 homes and other properties sold in July. This was down from 618 sales in June, but close to the sales in July of last year. Overall prices declined throughout all major property types. In July the average price for a single family home was $581,117 down from $629,292 in June, with 13 single family home sales of over $1 million, including two on the Gulf Islands. As sales in Victoria softened in April but prices remained steady, townhouses and condos showed an increase.
The Victoria Real Estate Board President commented that the steady prices reflect ongoing stability in the market. Tighter credit conditions and an anticipated higher mortgage rate have had a subtle effect on the market, with prices expected to remain flat and stable, at least for the time being.
The average price for a single family home in April was $615,533, with the median price at $556,000. The number of sales over $1 million was 18.

Real Estate Activity Picks up in the Greater Victoria Area in March
Property sales in Greater Victoria rose in March. A total of 622 homes and other properties sold in March through the Victoria Real Estate Board’s Multiple listing Service® (MLS®), up from the 488 sales in February. There were 789 sales in March of last year.

A recent survey on house prices in 35 Canadian cities shows large differences between areas, Provinces and cities.
The survey shows that for a housing market to be rated “affordable” the ratio of price to income can’t exceed 3 to 1, a level met by half of the 35 Canadian cities surveyed.
Here are some of those results, according to data from the third quarter of 2010:
** Windsor, Ontario is very affordable, where the average price of a home was $145,000. This is 2.1 times the average median income of $68,900

Property Sales in August Follow Usual Summer Trend September 1, 2009
The number of property sales in the Greater Victoria area slowed during August but sales were again significantly higher than a year ago. Prices, meantime, remained stable with some increase for single family homes. A total of 764 homes and other properties sold in August through the Victoria Real Estate Board’s Multiple Listing Service® (MLS®), down from the 933 sales in July but up 48 per cent compared to the 517 sales in August of last year.

I was just reading about real estate sales in Toronto. Everyone has been predicting a down-turn to follow the USA but an article by Lynda Leatherdale used a condo development at Bloor & Yonge to show that is not happening. The penthouse suites were priced at 2 million when they first went on the market and now they are up to 8 million and the building has not even started yet !!!!!!   Are the same investment opportunities available in Victoria?
