In March sales of single family homes rose 17%, while the six-month average price is up 1% to $599,551.
An astonishing $640,553 was the average price of a Greater Victoria single family home in March 2012, i.e. up from $579,985, but is affected by the sale of two homes over $4 million. However, in comparison to March 2011, sales in this category are down 7%.
Condos and townhomes sales are flat, compared to February 2012.

Greater Victoria real estate sales picked up last month with a total of 542 properties selling through the Victoria Real Estate Board’Multiple Listing Service® (MLS®), up from 523 sales in July. Everyone is invited to a free 90 minute concert by students from local Victoria, BC high schools tomorrow at the beach. They will be joined on stage by middle school and elementary school students. The students are also involved in the Mentorship Program together with students and professors from the University of Victoria School of Music. We're hoping for good weather and a good turnout, with the concert starting at 3:30 - 5:00. What a great way to have young people involved in classical music!

Victoria Day (Monday May 23 this year) is a statutory holiday in Canada, except for the Atlantic Provinces (why not the Atlantic provinces? I don't really know!)
This coming long weekend (May 22/23) is a lasting reminder of our colonial history. It falls on the weekend before Memorial Day in the United States.
Victoria Day is officially the Sovereign's birthday. It dates back to 1845 with Queen Victoria's birthday. After the Queen died, Parliament established May 23 or 24, as a legal holiday.

With the Royal Wedding looming fast I was wondering if my "mug" is worth anything! Ha! Ha!
My Mum loves the Royal Family and has kept these mugs and a little book of matches!! for me and my sisters since the wedding of Diana and Charles in 1981. Recently I lined them up and not really being a "Collector" I wondered aloud if they might be worth "cashing in".
Horrors!! "Never!! Keep them for your own offspring!! " Ah well, maybe in another 25 years I might make some money on my mug during the lulls in the real estate market!

So ... last Wednesday I managed to arrange 2 days away from real estate to go skiing with my wife and son. Of course we were all really looking forward to this little break, but little did we know what was in store for us.

Yesterday three new rules for the Canadian mortgage industry were announced, effective from March 18:
* Mortgage amortization periods will be reduced from 35 years to 30 years.
* The maximum amount Canadians can borrow to refinance their mortgages will be lowered from 90% to 85 % of the value of their homes.
* The government will withdraw its insurance backing on lines of credit secured on homes, such as home equity lines of credit.
