No Showings on the Weekend Please - 02/27/09 08:37 PM
I have the opportunity to show some buyers homes this weekend.  Ifound 7 properties that nicely matched their narrow criteria.  I set up my showings.  To my disappointment, 2 of the homeowners said NO SHOWINGS ON THE WEEKEND
WHAT!    I would guess this is not helping them sell.  Maybe they understand things better than I.
Please sellers I understand putting limits on showings, but nothing on the weekend.
Agents with these sellers have their work cut out.  I just know when I tell buyers they can't see a home, they either think I am a slacker or they totally write it … (4 comments)

CauseKidsCount is a not for profit Legacy of Fort Collins Real Estate and now an extension of Keller Williams commitment to Northern Colorado. 
First, we have volunteers commited to seven clasrooms at a local Elementary School.
Our goals at the school include helping young students by giving them a little boost up through helping students with reading, math, Writing and other areas the teachers need help.

Fort Collins First time home buyers - 02/22/09 06:02 PM
This weekend I had the privelege to meet with two seperate couples, First time home buyers.   One couple Is ready jump in.  We looked at several homes that fit their needs.  They where quite concerned about the whole first-time buyers tax credit thing.  $8,000 dollars? And all we have to do is live in the home for 3 years?  "They don't just give money away"  I was able to hand them a printout from a lender in town detailing the provisions of the tax credit.  They see it and mostly say OK.  I encouraged them to talk with a tax pro … (2 comments)

The Keller Williams downtown office is located at 1220 S. College.  Right at the corner of College and Pitkin.  We are across the Street from Colorado State University.  It is a great location for parents of CSU students to stop in and search for Kiddie condos or investment properties. 
Also we love to have have folks drop in and ask questions to see if they could afford to buy now, move up or downsize.

I have run into several folks who will ask, "Why would I want to buy, renting is fine."
I can tell them about interest rates, First time home buyer programs, Buyer opportunities, Tax incentives, tax credits, and  much more.
This week I came accross a nice little tool.  For those who need to run number this rent vs. buy calculator is pretty helpful.
I think this will really help rounding out the discussion. 
Now don't get me wrong?  There are plenty of reasons why folks should rent and not buy.  This tool will help make a well informed decision.

This morning, We had our monthly Brokerage meeting where all four regional offices come together to network, learn and develop community.
Today we talked about the charity www.causekidscount.org and spent 2+ hours reviewing and training on difficult contract issues.  A very good meeting. But...
Thats not the point on this day.  I left home before sunrise.  I saw a nearly Full Moon shining through some high cloud and appearing to sit just above the foothills.  As I headed east and got nearer I-25 The sunrise began to Bloom.  Just enought clouds to get wonderful color.  And peak was when the sun … (2 comments)

Homes a Moving Fast - 02/09/09 09:51 PM
This last week we had some clients come to town to look for a home for their son who is a student at Colorado State University.  We had sent them several listings in preparation of their visit.  By the time they got to town the top 4 listings on the list went under contract.  Their price range was under $220K.
Before the second day of showings we noticed that a new listing came up.  They went and saw it and within 24 hours we wrote a contract.  The # 2 on the list disappeared over the weekend too.

Thanksgiving every day - 02/05/09 11:50 PM
Last night we had Turkey.  Yes the whole bird.  It was very nice, well cooked and best of all I didn't cook it.  Very tasty too.  Later I did get to carve the whole Turkey and store the leftovers.  As I was cutting it up I started thinking about meal options, burritos, pot pie, Sandwhiches  Freeze some ......
Then I got to thinking about Thanksgiving and living a thankful life.  Thankful for family, food, a dynamic career, a good dog, friends, a rich Faith.  Not in that order.
