New Carbon Monoxide detector Rules - 06/20/09 03:08 PM
New Carbon Monoxide detector rules go into effect July 1, 2009 for the state of Colorado.
On July 1, every seller of a residence in Colorado will be responsible for having CO detectors installed in the home prior to closing. 
The statute calls for the Carbon Monoxide detectors to be installed in a few specific ways.  The CO detector must be installed in all homes with a fuel-fired heater or appliance, a fireplace, or an attached garage.  in addition, a CO detector must be installed within 15 feet of the entrance to each room lawfully used for sleeping.

So today I was talking with another agent.
He was telling me a sad story about one of his listings.  The lady told him she was going to rent the place out.  She was behind in her payments, which had her in a short sale position.  So instead of working on trying to Get herself out of the situation she wants a bail out.
She says that she is going to hold out hope that Obama will do something to help her out.  That is her solution.
I don't think this way,  but I guess I will have to start thinking … (2 comments)

So far this week I have done 3 listing prsentations and they have all gone pretty well.  It is kind of funny when we get to the marketing portion.  We mention MLS, and our enhanced REALTOR.com, visual tours, Multiple photos at the time of listing.  We shoe examples  of past fliers, postcards and mailers.  This week I did not once mention nor was I asked about Print ads.  We do use some print ads but usually as a service to a client who requests it.  What sparks their intrest is our viral marketing campaigns.  Blogging, you tube, facebook, Craigslist ......

Inspection Reports - 06/06/09 04:41 PM
In the last week or so I have been on all sides on inspection issues.  But at least right now I am finding that both buyers and sellers are generally being very civil if not entirely reasonable. 
Sellers happy to fix items that they did not know of or need to be repaired, Buyers not asking foe the home to be rebuilt.  I seems that right now that all parties see this as the least of the concerns in a transaction.  Today it seems interest rates, Appraisals, and underwriting are more area of concern in current transactions.  I suppose we could … (0 comments)

Many buyers are uncertain as to if now is the time to Buy.
Sellers want the prices to go up before they sell.
Recent events are pushing interest rate higher.  The bond market prices have trended down in the last week or so and without another infusion of cash into the system by the Federal government the charts show interest rate are trending above 5%.
What does that mean for buyers and sellers.  Well the amount a buyer can pay for a home goes down when the interest rates go up and sellers well see downward pricing pressure as the rates … (2 comments)

Today I received a great testimony from a couple I worked with earlier this spring.  They were first time buyers. 
It is really important to me to take the time to educate first time buyers.  We talked a lot about their wants and need as well as walking them through the whole process.  Search of properties, Making an offer, negotiation, Inspection, and the rest of the steps leading up to closing and beyond.  I also helped them with the possibilities of the $8000 first time home buyers credit.
