Beautiful day in Northern Colorado - 11/24/09 09:21 AM
I am sitting here waiting for my first meeting of the day, Looking out the window.  What a Glorious Day!!!
A clean crisp late fall morning.  Sun shinning brightly and God is good.  For all the troubles we can find, none of that is of significant concern.  Healthy family, food in the pantry, friends and all my Needs met.
I am Thankful for good parents, church family and the life of service I have been called into.

Electronic signatures - 11/14/09 04:04 PM
One of the improvements to our advanced customer service is the implementation on the electronic signature option for our clients.  This has been a great option for many of our clients. 
Today many people travel frequently and this is a great tool to keep transactions on track.  Another benefit is helping folks who are relocating to Fort Collins sign documents with the least possible trouble.  One of my favorite uses is to have someone from across town who wants to sign something, I can be at home in the evening with my family, send the e contract and not leave home.

Are you ready for some football - 11/14/09 12:16 PM
Ready or not Tomorrow It is time for football.  The forecast calls for snow but it does not matter.  The Immanuel Church Council has been challenged by the Youth Group of the Church to a Flag football game.
It has been about 25 years since the glory days but I am looking forward to it.  We will se if the arm still works but I am pretty sure I wont be near the fastest guy on the field.
My hope is that while we have fun, I want to walk into the office Monday, morning without assistance or crutches.  I think … (0 comments)

The distressed home market in Fort Collins does exist but it is a fairly small percentage of the overall market.
Today the number of Short Sales currently Active listings and not under contract is 47.  This is just over 5% of the total number of homes currently on the market.
The range is from $121,000 to $1.4 million.  The median price for a short sale in Fort Collins is $269k.  The short sale process is not simple and is by no means SHORT but it is an opportunity for a buyer to find a home at a discount.

Fort Collins Bank Owned Homes or Forclosures - 11/13/09 03:01 PM
Currently in Fort Collins there are 23 REO single family, detached properties active and available.  This does not include under contract and heading to sale.
The lowest list price is $71,400 for a manufactured home, and the high is $1.59 million for a 14,000 sq/ft estate.  The median price is $249,000.  With 8 listings between $100k and $200k.
To put this in perspective there are 826 other active listings.  That means that approximately 2.8% of the active listings in Fort Collins are REO/Bank Owned property.

Fort Collins Food Drive - 11/10/09 01:44 PM
This just in!
The Fort Collins Board of Realtors has just announced that the month long food drive concluded with gathering 8,761 pounds of food during the month of October.  The food will go to local charities.
We were also humbled to hear that Keller Williams lead the way with overall giving.  We are also helping with a shoe drive to help those in need!
This is one reason that I love KW.  It is great to give locally.

The Well known first time tax credit has been extended, but the news is that there is a new incentive that can apply to sellers.
There are several new rules that apply and I have been answering questions all morning.

Seller Tax credit Close to Reality - 11/05/09 11:02 AM
Seller's can get a piece of the action with a home buyers tax credit.  If you are looking to sell your home and buy a new one, and have owned the home at least five years, you could qualify for up to $6500.00 in tax credits.  The Senate has approved the measure and it is awaiting Congressional approval and Presidential signature, but this could help a lot of people transition from one home to the next.  The Seller/ buyer would have to sign a purchase agreement by April 30, 2010, and close by June 30.

Buyer tax credit one step closer - 11/05/09 10:48 AM
The US Senate has voted unanimously to extend the First time home buyers tax credit. This would extend the opportunity until well into the spring.  Buyers have until April 30, 2010 to get a home under contract and June 30 to close!
This is still pending House approval and Presidential signature but I WILL KEEP YOU POSTED!

One of the agents in our office is really putting her best foot forward.
Brown's Shoe Fit Co and Sandi Godbey of Keller Williams Realty of Northern Colorado are sponsoring a community-wide shoe drive for Soles 4 Souls, a national charity.  The first 1,000 pairs of shoes are distributed nationally and all of those collected over 1,000 will be given to local charities.  If you have any new or gentley used shoes to be donated there is a box in the entry of our office.  Donations are being taken through the month of November!!
