The Fort Collins real estate market faces many challenges.  Some of the challenges may be a surprise.  Buyer's are ready and willing to buy homes in Old Town Fort Collins, the difficulty is that there are so few properties for sale that buyers are becoming frustrated.  I understand that current property owners hear the national news and are discouraged.  Please understand that our local market is very different than the distress in many other areas.

buyers: Inspection Reports - 06/06/09 04:41 PM
In the last week or so I have been on all sides on inspection issues.  But at least right now I am finding that both buyers and sellers are generally being very civil if not entirely reasonable. 
Sellers happy to fix items that they did not know of or need to be repaired, Buyers not asking foe the home to be rebuilt.  I seems that right now that all parties see this as the least of the concerns in a transaction.  Today it seems interest rates, Appraisals, and underwriting are more area of concern in current transactions.  I suppose we could … (0 comments)

buyers: No Showings on the Weekend Please - 02/27/09 08:37 PM
I have the opportunity to show some buyers homes this weekend.  Ifound 7 properties that nicely matched their narrow criteria.  I set up my showings.  To my disappointment, 2 of the homeowners said NO SHOWINGS ON THE WEEKEND
WHAT!    I would guess this is not helping them sell.  Maybe they understand things better than I.
Please sellers I understand putting limits on showings, but nothing on the weekend.
Agents with these sellers have their work cut out.  I just know when I tell buyers they can't see a home, they either think I am a slacker or they totally write it … (4 comments)

buyers: Homes a Moving Fast - 02/09/09 09:51 PM
This last week we had some clients come to town to look for a home for their son who is a student at Colorado State University.  We had sent them several listings in preparation of their visit.  By the time they got to town the top 4 listings on the list went under contract.  Their price range was under $220K.
Before the second day of showings we noticed that a new listing came up.  They went and saw it and within 24 hours we wrote a contract.  The # 2 on the list disappeared over the weekend too.
