Recently, I had the opportunity to help a couple find the right home for them.  It turns out that the right home for them was a short sale.  We looked at several homes and they really wanted to avoid a short sale but they really wanted this home.  The short sale process can challenge all buyers, but it can be particularly hard on first time buyers.  Here was their reaction, in their own words:

It is now law!
The Well known first time tax credit has been extended, but the news is that there is a new incentive that can apply to sellers.
There are several new rules that apply and I have been answering questions all morning.

Yesterday I was invited to an open house hosted by some home buyers that I helped earlier this summer.
I was thrilled that they invited me to come see their home and proudly show off their investment.

Are you a first time home buyer?  Do you know someone who is thinking about buying.  Now is the time that they need to speak with a Real Estate Professional and a Mortgage Professional.
Why is now any different from yesterday.  The big reason is that November 30, 2009 the First Time Home buyers Tax Credit is set to expire.  The credit is good for up to $8000!  It also applys if the buyer has not owned a home in the last 3 years.

Today I am meeting with parents of a CSU student.  They would like to find their son a home while he finishes his degree.  We will be looking for newer homes near the Colorado State University Campus.
They would also like to continue to help him prepare for the future.  We have talked about the possible benefits of including him in the purchase.  It could lead to all sorts of tax benefits for all of them, but that is an issue for them and their tax professional.

Lately my Northern Colorado real estate business has been quite active.  I have been able to work with several Buyers.  Many first time home buyers.  They all seem very interested in the opportunity for an $8000 tax credit.  Other folks are excited to relocate to the area and many of our listings need the proper attention as well.
On top of that my community and church involvement, I have been away from home quite a lot lately.

 When I first attended Colorado State University I thought I was going to be a teacher.  I thought that was going to be in a classroom with high school students.  That didn't happen but I do get the opportunity to educate.  It takes time but it is worth it.

We hear alot of noise about this being a buyers market and that you can smell the blood in the water.  Well not so Fast!!
I have several buyers looking for homes or condos under 200K in Fort Collins and Northern Colorado.  At this price point the homes are disappearing faster and faster.  One couples search is becoming quite challenging.  They started their search this week, we found of the properties they picked 4 of 8 went under Contract this week.

Today Colorado State University is holding its annual housing fair.  Many student take the opportunity to Talk with several property management companies to concider rentals for the next school year.

This weekend I had the privelege to meet with two seperate couples, First time home buyers.   One couple Is ready jump in.  We looked at several homes that fit their needs.  They where quite concerned about the whole first-time buyers tax credit thing.  $8,000 dollars? The Keller Williams downtown office is located at 1220 S. College.  Right at the corner of College and Pitkin.  We are across the Street from Colorado State University.  It is a great location for parents of CSU students to stop in and search for Kiddie condos or investment properties. 
Also we love to have have folks drop in and ask questions to see if they could afford to buy now, move up or downsize.

Within days a new home design is coming to the north side of Fort Collins.  This home will be price to be accessible to many.  New, Single family homes, 2 car Garage, 2 or 3 bedroom with a basement.

I have run into several folks who will ask, "Why would I want to buy, renting is fine."
I can tell them about interest rates, First time home buyer programs, Buyer opportunities, Tax incentives, tax credits, and  much more.
This week I came accross a nice little tool.  For those who need to run number this rent vs. buy calculator is pretty helpful.
I think this will really help rounding out the discussion. 
Now don't get me wrong?  There are plenty of reasons why folks should rent and not buy.  This tool will help make a well informed decision.
