One of the agents in our office is really putting her best foot forward. Brown's Shoe Fit Co and Sandi Godbey of Keller Williams Realty of Northern Colorado are sponsoring a community-wide shoe drive for Soles 4 Souls, a national charity. The first 1,000 pairs of shoes are distributed nationally and all of those collected over 1,000 will be given to local charities. Today I am meeting with parents of a CSU student. They would like to find their son a home while he finishes his degree. We will be looking for newer homes near the Colorado State University Campus. They would also like to continue to help him prepare for the future. We have talked about the possible benefits of including him in the purchase. I have had the privilege of working with several first time buyers since the first of the year. Most are looking for homes under $200k in Fort Collins, Wellington, Loveland, Windsor and LaPorte. This price point has a very limited inventory. Homes that are clean and not in distress are lasting only days before they go under contract. Right now sellers are in the drivers seat. Only problem is that so far so few sellers have tested the waters. My advice to anyone considering buying selling or investing in Real Estate is to spend some time with a Real Estate professional

We hear alot of noise about this being a buyers market and that you can smell the blood in the water. Well not so Fast!! I have several buyers looking for homes or condos under 200K in Fort Collins and Northern Colorado. At this price point the homes are disappearing faster and faster. It has been several weeks since we have had any snow in Fort Collins. This morning it was sunny, calm and a great day to work outside. Just after noon I showed a client a 10 acre parcel north of Fort Collins while comfortably wearing a short sleeve shirt. Got home and walked The Stagecoach subdivision with my girls, distributing door hangers. Now. Huge Flakes We really need the moisture, and it is refreshing. This gives me a chance to catch up on AR. I have the opportunity to show some buyers homes this weekend. Ifound 7 properties that nicely matched their narrow criteria. I set up my showings. To my disappointment, 2 of the homeowners said NO SHOWINGS ON THE WEEKEND WHAT! I would guess this is not helping them sell. Maybe they understand things better than I. Please sellers I understand putting limits on showings, but nothing on the weekend. Agents with these sellers have their work cut out. I just know when I tell buyers they can't see a home, they either think I am a slacker or they totally write it

This weekend I had the privelege to meet with two seperate couples, First time home buyers. One couple Is ready jump in. We looked at several homes that fit their needs. They where quite concerned about the whole first-time buyers tax credit thing. $8,000 dollars? And all we have to do is live in the home for 3 years? "They don't just give money away" I was able to hand them a printout from a lender in town detailing the provisions of the tax credit. They see it and mostly say OK. The Keller Williams downtown office is located at 1220 S. College. Right at the corner of College and Pitkin. We are across the Street from Colorado State University. It is a great location for parents of CSU students to stop in and search for Kiddie condos or investment properties. Also we love to have have folks drop in and ask questions to see if they could afford to buy now, move up or downsize. This last week we had some clients come to town to look for a home for their son who is a student at Colorado State University. We had sent them several listings in preparation of their visit. By the time they got to town the top 4 listings on the list went under contract. Their price range was under $220K. Before the second day of showings we noticed that a new listing came up. Well tonight it was Meatloaf! Some think of meatloaf as a what to do when there are no better ideas. Not in my house. Meatloaf is an event! Today, one pound Sausage, 2 pounds beef and 2 pounds of ground Antelope. Yes I said Antelope, pronghorn to be specific. half pound of shredded carrot 1 package of cornbread stuffing 2 eggs Worcestershire sauce 350 yum oh, i also sauteed mushrooms in butter to top the slices. Good leftovers too. I have 2 listing presentations and 5 showings in Fort Collins tomorrow, I need the fuel!
