interest rate: I'll wait for 4% interest rate. - 06/06/09 04:27 PM
Many buyers are uncertain as to if now is the time to Buy. Sellers want the prices to go up before they sell. Recent events are pushing interest rate higher. The bond market prices have trended down in the last week or so and without another infusion of cash into the system by the Federal government the charts show interest rate are trending above 5%. What does that mean for buyers and sellers. Well the amount a buyer can pay for a home goes down when the interest rates go up and sellers well see downward pricing pressure as the rates

interest rate: Rent or Own a home in Fort Collins? - 04/18/09 03:32 PM
Should you Rent or Own a home? For lots of our neighbors this is a burning question. There are a few blanket answers, and even more variables that make it different for every situation. Let's start with some of the ALWAYS items. Start with self reflection, What are your goals: Professional, Family, Personal and Community. Talk with personal sphere. Hear from those who know you best. Begin working with Professionals: Real Estate, Financial and Lending. If you don't plan to live in the area for a long enough time, it may not be your time to buy a home. If you

interest rate: Buyer's market? - 03/20/09 09:59 PM
We hear alot of noise about this being a buyers market and that you can smell the blood in the water. Well not so Fast!! I have several buyers looking for homes or condos under 200K in Fort Collins and Northern Colorado. At this price point the homes are disappearing faster and faster. One couples search is becoming quite challenging. They started their search this week, we found of the properties they picked 4 of 8 went under Contract this week. Currently our data shows a 3 month inventory under 200k and going down. This catagory acts much like and probably

interest rate: Should I refinance? - 01/12/09 11:09 PM
It seems that is the most popular question for me right now. I first remind them that I am primarily a Realtor, a real estate service professional, then I talk them through the pros and cons. We establish the likely cost of refinancing, current intrest rates, possible savings, and the period for payback. We also talk about how long they will be in they're current home. But it is rarely that simple. Twice in the last 24 hours the situation included a second mortgage or line of credit. So it was a good reminder that today maybe morethan before things are complicated. interest rate: Why Now? First time home buyers. - 12/06/08 02:48 PM
I think a better question is "If not now, when?" Now Is the time. Why now if you are a first-time buyer? Intrest rates are at very low levels. Last week saw rates dip to 5%! What that means is that with a loan balance of $150,000.00, at 5% interest The PI payment would be $806 per month* But at 6% the PI due would be $900 per month*. Check the Mortgage Calculator for yourself. * Please note this would not include the taxes and insurance. It would not be uncommon at that value to be +/- $150 a month First
