investment property: Investment properties are selling in Fort Collins. - 09/01/10 10:58 AM
This year we are happy to report that our investment properties are moving.  Our sellers are happy with their results and buyers are finding the properties that they want.  A couple of highlights are the sale of a Downtown Fort Collins 8-plex and the sale of an Old town 4-plex.  In this environment of difficult financing and appraisals we were able to get results for buyers and sellers!  Results based Real Estate may sound cliché, but that is what we provide.  Whether you are looking to sell your investment property and move to new opportunities or if you are looking to … (0 comments)

investment property: Parents of CSU student - 04/11/09 11:59 AM
Today I am meeting with parents of a CSU student.  They would like to find their son a home while he finishes his degree.  We will be looking for newer homes near the Colorado State University Campus.
They would also like to continue to help him prepare for the future.  We have talked about the possible benefits of including him in the purchase.  It could lead to all sorts of tax benefits for all of them, but that is an issue for them and their tax professional.
Funny that today I was reading a published article from Peter G. Miller and … (1 comments)

investment property: It's a buyers market! Not!! - 04/02/09 08:21 AM
I have had the privilege of working with several first time buyers since the first of the year.  Most are looking for homes under $200k in Fort Collins, Wellington, Loveland, Windsor and LaPorte.  This price point has a very limited inventory.  Homes that are clean and not in distress are lasting only days before they go under contract.  Right now sellers are in the drivers seat.  Only problem is that so far so few sellers have tested the waters.
My advice to anyone considering buying selling or investing in Real Estate is to spend some time with a Real Estate professional … (2 comments)

investment property: CSU Housing Fair - 03/04/09 08:35 AM
Today Colorado State University is holding its annual housing fair.  Many student take the opportunity to Talk with several property management companies to concider rentals for the next school year.
Some students are looking forward and want to explore the possiblity of buying a home.  Right now that is very much an attractive option to many.  Low interest rates, $ 8000 First time buyer tax credit, buyer assistance, Rent rates increasing and stability of the local real estate markrt are just a few factor making buying attractive to college students and their families.  FHA has loan programs commonly called Kiddie Condo … (0 comments)

investment property: First time buyers today - 02/19/09 08:38 PM
The Keller Williams downtown office is located at 1220 S. College.  Right at the corner of College and Pitkin.  We are across the Street from Colorado State University.  It is a great location for parents of CSU students to stop in and search for Kiddie condos or investment properties.
Also we love to have have folks drop in and ask questions to see if they could afford to buy now, move up or downsize.
Today a young couple came in and asked if there was any chance that they might afford a home.  After finding out a little they figured that … (0 comments)

investment property: Is it a good time to invest in property? - 12/20/08 09:20 PM
So I saw a question the other day and it got me thinking.  So is it a good time to invest in Real Estate?
The answer is as simple as it is complex.
First lets explore what real estate investing is not.  RE investing is not day trading.  Sure every now and again you can see a high rate of return on property.  But what is a high level of return? 10, 25, 50 even 100%  Over years right?  Buy stocks at $5, they skyrocket up to $100.......  And if news goes bad back down or to nothing.
Back to if … (0 comments)

investment property: Investment Property Gone WRONG - 12/18/08 02:00 PM
Yesterday I visited a property which is quietly available in the old town area.  On the exterior it looked very solid.  Huge lot!  Great location!  No Brainer. Right?
How is it that it could go wrong?  Apparently the investor, knowledgeable in real estate had a dream and got caught in a nightmare.  The drawings were done the plan launched.  Roof was popped up, structure done well.  But when it came time to put stairs in for the second story it didn't work.  Everything stopped.  The Investor became cash strapped, work stopped it got worse.  Now they just want out.
Problem is … (1 comments)

investment property: Why Now? is that the Question we hear? - 12/06/08 01:49 PM
I think a better question is "If not now, when?"
What are the questions you ask when you think about buying a home?  Whether it is for the first time or transitioning to your next home or looking for a sound long-term investment?
This started out as one long article, interwoven topic to topic and I think it would have become grossly confused whereas the one of the main goals is to simplify the information.  In the next several articles We will explore the Upside of various facets of Real Estate investment.
Having said all that, the overall ideas and information … (0 comments)
