Today I am meeting with parents of a CSU student. They would like to find their son a home while he finishes his degree. We will be looking for newer homes near the Colorado State University Campus. They would also like to continue to help him prepare for the future. We have talked about the possible benefits of including him in the purchase. It could lead to all sorts of tax benefits for all of them, but that is an issue for them and their tax professional. Funny that today I was reading a published article from Peter G. I have had the privilege of working with several first time buyers since the first of the year. Most are looking for homes under $200k in Fort Collins, Wellington, Loveland, Windsor and LaPorte. This price point has a very limited inventory. Homes that are clean and not in distress are lasting only days before they go under contract. Right now sellers are in the drivers seat. Only problem is that so far so few sellers have tested the waters. My advice to anyone considering buying selling or investing in Real Estate is to spend some time with a Real Estate professional (2 comments)

Today Colorado State University is holding its annual housing fair. Many student take the opportunity to Talk with several property management companies to concider rentals for the next school year. Some students are looking forward and want to explore the possiblity of buying a home. Right now that is very much an attractive option to many. Low interest rates, $ 8000 First time buyer tax credit, buyer assistance, Rent rates increasing and stability of the local real estate markrt are just a few factor making buying attractive to college students and their families. The Keller Williams downtown office is located at 1220 S. College. Right at the corner of College and Pitkin. We are across the Street from Colorado State University. It is a great location for parents of CSU students to stop in and search for Kiddie condos or investment properties. Also we love to have have folks drop in and ask questions to see if they could afford to buy now, move up or downsize. So I saw a question the other day and it got me thinking. So is it a good time to invest in Real Estate? The answer is as simple as it is complex. First lets explore what real estate investing is not. RE investing is not day trading. Sure every now and again you can see a high rate of return on property. But what is a high level of return? 10, 25, 50 even 100% Over years right? Buy stocks at $5, they skyrocket up to $100....... And if news goes bad back down or to nothing. Back to if (0 comments)

Yesterday I visited a property which is quietly available in the old town area. On the exterior it looked very solid. Huge lot! Great location! No Brainer. Right? How is it that it could go wrong? Apparently the investor, knowledgeable in real estate had a dream and got caught in a nightmare. The drawings were done the plan launched. Roof was popped up, structure done well. But when it came time to put stairs in for the second story it didn't work. Everything stopped. The Investor became cash strapped, work stopped it got worse. Now they just want out. A little while ago, before AR I wrote a little blog on Investment Properties in Fort Collins. Currently we do not have an abundant inventory, but there are some good opportunities out there. For example, there is a fine home one block south of Colorado State University. 4 bed 2 bath Listed at $220,000 it is a great candidate for a quality investment property. Plenty of parents would like to have the chance to start there students on the road to growing assets and future financial stability.
