northern colorado: Four Wheel drive required! - 09/17/09 09:30 PM
Right.
Today showed a home in the foothills west of Fort Collins. The actual address is Bellvue, CO.
The listing office gave me the direction that I must have a 4 wheel drive vehicle and the home was .75 miles off the road. No Problem.
I have been driven in the backcountry in northern Colorado for years, Fishing and hiking, driving into remote and inaccessable locations. But this was quite the test of me and my machine! So far this week I have done 3 listing prsentations and they have all gone pretty well. It is kind of funny when we get to the marketing portion. We mention MLS, and our enhanced REALTOR.com, visual tours, Multiple photos at the time of listing. We shoe examples of past fliers, postcards and mailers. This week I did not once mention nor was I asked about Print ads. We do use some print ads but usually as a service to a client who requests it. What sparks their intrest is our viral marketing campaigns. Blogging, you tube, facebook, Craigslist ......

Many buyers are uncertain as to if now is the time to Buy.
Sellers want the prices to go up before they sell.
Recent events are pushing interest rate higher. The bond market prices have trended down in the last week or so and without another infusion of cash into the system by the Federal government the charts show interest rate are trending above 5%.
What does that mean for buyers and sellers. Well the amount a buyer can pay for a home goes down when the interest rates go up and sellers well see downward pricing pressure as the rates … (2 comments)

northern colorado: Beautiful Day in Fort Collins - 01/25/09 05:37 PM
Earlier this week we had couple 70 degree days, Bathed in sunshine. Today we woke to a glorious blanket of white. No more than enough to cover the land but the land looked cleansed.
The average of 300 plus days of sunshine each year, Matched with the mountains near by, hiking, Biking Fishing, canoeing, birding, skiing just to mention a few, Northern Collorao is a wonderful place to call home.
The beauty of fresh snow, The glory of the dawn of a new day, or the splendor of a firey sunset, I love Fort Collins.
