Recently, I had the opportunity to help a couple find the right home for them. It turns out that the right home for them was a short sale. We looked at several homes and they really wanted to avoid a short sale but they really wanted this home. The short sale process can challenge all buyers, but it can be particularly hard on first time buyers. Here was their reaction, in their own words:

Yesterday I had the opportunity to Show one of our listings. It is a wonderful 72+ acre parcel in northern Colorado. Located about 15 minutes north of Fort Collins, This land has domestic water on site an additional well and a stream. The mountain vistas are spectacular.

LAst week I had someone ask me to do a CMA on their Home to see if they could move to a different area. They don't have to move they just want their kids in a different school district. The news was not what they wanted to hear. The recent sales show comps selling below what they paid.
The gentleman in question said "I will never sell for less than what I paid!"
He's a smart guy, went to business school......

So I saw a question the other day and it got me thinking. So is it a good time to invest in Real Estate?
The answer is as simple as it is complex.
First lets explore what real estate investing is not. RE investing is not day trading. Sure every now and again you can see a high rate of return on property. But what is a high level of return? 10, 25, 50 even 100% Over years right? Buy stocks at $5, they skyrocket up to $100....... And if news goes bad back down or to nothing.

Again, IF NOT NOW WHEN!
You have decided that the 10,000+ square foot lot is too much work.
Maintaining a Four thousand square foot home is more that you want to deal with.
The kids have gone off to college and it's time to transition to a new start.
The bills for heating and cooling such a large space are out of control.
These are only a few of the comment I have heard from buyers and sellers as reasons they say "It's time to downsize!
