I have a home owner who would like for me to just take over payments.  There is not enought room for me to sell it and she does not want a short sale.  I wanted to put the property into a trust and then have her appoint me as the executor.  I know I can go to an attorney.  I wanted to talk to someone who has done it before I go talk to an attorney who hasn't.  What are the problems and what are the adavantages?

I also wanted to kow how the San Diego market is going.  I sold out there for the previous three years.  I left in December and have not kept up with the market.  It was dropping like a rock when I left.  I would like to get back in the market, once it hits bottom, and pick up a couple of properties.
