Sneak-Peek Before Showing - 10/20/07 05:02 PM
One of the things that surprises me is how many agents don't preview homes they are about to show. I'm not talking about a complete walk through, but some kind of sneak preview to get an idea of the condition of the home. Yes, I know it takes time, and can be inconvenient, but in this highly competitive market every little edge you can get is worth the effort. When I first came into this business I inquired about previewing properties; the negative responses were amazing, but being new I went with the voices of reason and experience. When Clients Listen - 10/15/07 09:16 PM
I am a Realtor and have no formal training in staging. Since I believe staging is important I recommend my clients invest in a professional; sometimes, however, I meet with resistance. In these matter I will make a list of suggestions of what they can do to show their homes to their best potential, with them putting in some sweat equity. Most of the time this can be accomplished by simply rearranging furniture for easy flow of traffic, a new coat of inside paint, minimizing clutter and a good old fashion cleaning. Open Houses and Mortage Brokers - 10/13/07 10:45 AM
As a new agent I try to do as many open houses as I can, at almost everyone of them I see the same mortgage brokers looking for business. My first impression is " gee these people must really be good, look how pro-active they are"; now after talking to several agents I am not so sure. Some of the oppinions thought the agents can't be doing business if they are out of the office so much, and some felt that if you have seen the same agent several times he should just say "hello-how are you" and move on, not spend a lot of time with you over and over.

No Pumpkins Here - 10/12/07 02:50 PM
I haven't done virtual tours before and will be doing one soon. It was recommended that I don't have anything around the property or in the house that would date the listing such as pumpkins, Halloween decorations or fall foliage. My first inclination was to make the property colorful and "pumpkin pie" homey; but realize this agent was right. If anyone has other suggestions to make a virtual tour timeless and appealing please let me know.

With the market being slow I have taken the opportunity to participate in several seminars and refresher classes. The other morning, as I was having coffee and feeling up-beat, I realized that most of the agents I enjoy being around are the ones either learning new methodes for deal with this market or implementing them into their daily routine. We all know times are tough, but this is a perfect time to refresh ourselves and become creative. Since I am not a creative thinker I cheat, I go to seminars and pick up my new ideas.
