According to Standard & Poor's monthly Case-Shiller Price Index there is a deceleration in the annual growth rate with 19 of 20 cities showing a decline in housing prices (Miami - 0.2% and Tampa 0.8%) over the last two months. This morning the boys talk about the possible come back of procecution of subprime lenders such as Morgage Lenders Network USA and American Home Lenders; these lenders have been paying a document storage company $16,000 a month to store 18,000 boxes of documents, which they now want to destroy without storing on a hard drive - The speculation is up to interpretation. Good Morning...Here is today's market update from the Think Big Work Small Guys. Today the boys have a very interesting discussion on new lenders compensation rule. On December 16th the Mortgage Banking Association sent a letter to Ben Bernanke and the Sandra Bronstein, of the Federal Reserve, asking for clarification on the Loan Officers Compensation Rule which is open to blurred interpretations in many areas. This is forcing lenders to be very conservative in their actions, and will lead to higher fees for consumer. This rule leaves lenders fearful to move forward since they don't know what the tolerance threshold is, and is hindering home (3 comments)

Good Morning...Here is today's market update from the Think Big Work Small Guys. Today the boys have several comments concerning Citi posting a profit of 1.3 billion dollars in the 4th quarter of 2010, this is their first posted profit since 2007 and a positive sign after their 7.6 billion in losses in 2009. At the same time Citi announced these profits Freddie Mac (who sold their state in Citi) now says Citi sold them loans (in the 2nd half of 2009 and 1st half of 2010) that violated quality standards and had flaws. Good Morning...Here is today's market update from the Think Big Work Small Guys. Today the boys focus on the loss of our Collective Household Equity which has dropped from 2007 to 2009, from 13.5 trilion to 5.6 trillion; a loss of 7.9 trillion, and the lack of reporting on the subject. Some of the factors in this drop have been: Bad Appraisals, Underwriting Standards, and Freddie Mac accounting for 75% of funded loans. Lennar bought into a portfolio of loans auctioned by the FDIC with a share agreement. Since then Lennars stocks have increased even while new home ownership has fallen. They also give a list of States having the longest and shortest foreclosure procedure; and they recommend that consumer's looking for mortgage brokers check to make sure the loan officer has a license. Since a divorce could potentially cause problems in the transaction, hold up a closing, cost the Buyer money, and make the Agent liable - a safeguard should be put in place. They also touch on BOA thinking they have resolved their issues by paying Freddie and Fannie $2.8 billion for bad loans. Festival of the Arts - 01/02/11 08:03 AM
The 26th Annual Cape Coral Festival of the Arts will be held January 8th & 9th - 10 am to 5 pm. Both sides of the downtown median will be lined with artists and craftspeople displaying their goods. The Rotary Club of Cape Coral is presenting this event. There will also be food and activities for the kids. My husband an I look forward to this art festival every year, there is always some great local art to buy. (2 comments)
