One of the remaining 2 homes has a property-specific website such as www.MettlerManor dot info which directs viewers to your stellar 360° virtual tour (or your 4 best still photos). These potential clients/buyers come away with 2 flyers on one of the flyers is simply www.MettlerManor dot info, from which they can download the flyer. Who pays attention to your marketing? This new-construction home sold sight unseen to out-of-state buyers because of our virtual tour, according to the realtor. Her husband told her it was the best marketing money she'd ever spent. Statistics tell us that almost 80% of home buyers go online at either http://www.rmls.com/ or http://www.realtor.com/ to search for homes. They want to see what other homes in the similar price range look like, and they want to look at homes in the price range they have been prequalified for. Without driving around, without looking at a bazillion homes and being frustrated at the end of the day because they can't remember the difference. Statistics also tell us that when folks visit http://www.realtor.com/, 40% choose to look at homes with virtual tours before they look at homes with photos only. Try it :) go

One means of letting other REPs know their properties have had price decreases, or they are planning a Brokers Open, etc. is by means of flyers -- either paper or emailed (eFlyers). Paper flyers are 3x as expensive as eFlyers because they must be copied and distributed, and when delivered once a week the information is often stale. Many REPs only visit the office on a weekly basis, and flyers are usually days old. It's no surprise, therefore, that many reach into the folder into which these paper flyers are delivered, pick out the flyers, and throw them away without looking at them. I give FSBOs a lot of credit for using virtual tours. Just realizing the importance of the internet is a big step. I believe the latest National Association of Realtors stats quote more than 75% of people begin their search for homes (or search to see what their personal residence is worth) on the internet, and 40% will look at homes with virtual tours before those with photos only.
