It's not hard to spend money on marketing real estate. 800 flyers x 39 cents is $312 (plus tax) by itself. In today's market, I have no idea how many flyers are used. Many homeowners would be offended if their agent wasn't driving over at least twice a week to refill the box. (You must not be doing your job!)
Consider the expense of a virtual tour.

I just saw an article you may want to read if you are willing to try DIY systems!
Why am I sharing this with you?
Because so much of my business is gained after well-meaning Realtors have called me in desperation after photographing their listings ("Hey, here's a corner I can cut!"), returned several times when the homeowners were not home ("I'm still saving money!"), turned out a poor quality flyer, then given up, several days later.
I respect the amount of money Realtors have to invest just to get going. It's almost scary.

All About Virtual Tours has been providing virtual tours in Clark County, WA for a year and a half. We have been called "those awesome tours" or the "tours that connect the rooms." We offer
Virtual tours which connect the rooms similar to a video game. If people can use a computer, they will take them like a "duck to water" .. clicking on icons to go from room to room. When I have to research, I'm on google. When people are getting ready to move, they're online looking--either to see what comparable homes are selling for, or to see what they can afford.
It's my opinion that a quality virtual tour should be on each suitable property (there's no question that not all properties are), where possible at the time of listing on http://www.rmls.com/ to have the greatest chance that other real estate professionals (the immediate source of potential qualified buyers) will see the virtual tour.
