I took these pics yesterday of the Snow Storm rolling in over the Mountains. We actually got quite a bit of rain late in the afternoon and into the evening,ok,,,maybe not a lot to you, but hey half an inch can be a big deal here! A few places got flurrys Red Rock got a pretty nice blanket of snow.

Vegas is heating up again...it is that time of year both in the housing market and the temperatures (although you wouldn't know it by looking out the window this morning looks like a storm is coming and the past few days have been cooler than normal).
The amount of Single Family homes for sale on the MLS has dropped and the amount of homes in Pending or Contingent status (this means they have contracts on them) has increased to more than the amount of homes for sale. This … (5 comments)

A loan modification is where a loan's payment plan is changed, due to the hardship of the borrower (homeowner).
This usually may include changes to the rate, the term and the monthly payment amounts.
The purpose is to Help the HOMEOWNER STAY in their home at an AFFORDABLE mortgage payment.
Getting a Loan Modification negociated, processed and approved (restructured) is not a short process.
It REQUIRES time, effort, patience and complete honesty and cooperation of you the borrower and the lender.

Well folks, it is a done deal now...But, not the $15,000 that was originally submitted...See previous blogs Senate passes $15,000 credit for homebuyers..but wait...its not a done deal yet...
Senator Johnny Isakson, a Georgia Republican who sponsored the amendment has said..said. "I'm extremely disappointed the members of Congress negotiating the final package decided to eliminate my $15,000 tax credit for all Americans who purchase a home. I will continue to pursue my proposal as stand-alone legislation..Read more here
Even though the credit is 10% of the homes value, capped at $8,000,(whichever is less), that is still better than getting 0! A big plus … (2 comments)

This is an update from yesterday's post $15,000 Home Buyers Tax Credit -It may get Buyers off the Fence.
Well, todays vote of 61/37 officially passes thru the Senate the stimulas plan, but now has to pass thru both Houses before the President signs it into law. So...there still could be some changes/modifications coming.
Lawmakers in the House and Senate will now gather to iron out the considerable differences between the two versions of the legislation, with both sides having the goal of completing the bill within a week so that President Barack Obama can sign the stimulus plan into law....Read … (4 comments)

The Senate voted last Wednesday night to give a tax break of up to $15,000 to homebuyers in hopes of revitalizing the housing industry, but it isn't official yet...
Senator Johnny Isakson, a Georgia Republican who sponsored the amendment, said it was critical to pulling the economy out of the worst recession in decades. "If we don't fix housing first, it doesn't matter what else we fix," Isakson said. Isakson patterned his plan after a decades-old idea he says helped lift the economy out of recession in 1975. Yes, there is more to Vegas than the strip! Here are some pics of a great area to visit outside of Las Vegas.
These were on our Valley of Fire/Logandale ride, (sort of the backside of Valley of Fire) To get there you go N. out of Vegas & pass the Valley of Fire exit...see map here .......
You can see Lake Mead in the distance on one of the pics. The ride goes from easy to uh oh pay attention to oh s...... don't look down yet..

Centennial Hills is a suburb of Las Vegas, located in the upper NorthWest part of Las Vegas, Nv. Take 95 Northwest from downtown.
If you are looking to live in an area that is not to close to the strip, but still provides most everything one could want in a community, then Centennial Hills might be a good fit for you & your family.

Did you hear the news? Las Vegas sales for Feb 2008 are up approx 11.7% over Jan 2008, according to GLVAR sources.
Not surprising to me as I have been out showing homes in Summerlin & Green Valley & putting in offers only to find out the home has 4-6 other offers on it as well! Of course, this is very frustrating to my buyers, but we wait, and wait on a response to our offers, then we counter or put in our best and highest offer, and we wait and wait some more, only to find out we were outbid!
