Las Vegas Foreclosures have been declining over the past few years, and that is great news for the Las Vegas Real Estate Market.
There are only about 450 foreclosures on the market without offers in all of the Las Vegas, North Las Vegas, Henderson area, and that includes houses, condos and town homes. Contrary to what many Las Vegas home buyers think, the banks typically are getting market value for the homes. So the days of offering thousands below on a foreclosure or Las Vegas short sale have pretty much dissolved.

Las Vegas area Homes Sold in September 2010 2,806
Las Vegas area Homes Sold in August 2010 2,819
Las Vegas area Homes Sold in July 2010 2,948
Now, this does not cover condos or townhouses, this is just for homes.
Stats are on Resale Single Family homes only per the GLVAR MLS as of this writing, covers the Las Vegas Valley, North Las Vegas, Henderson area.
Now, if you add in condos,townhouses,etc and total is....3,347 for October

Just a bit of a rant about things that can happen when you work with short sales.....
Now, I have heard this from other agents that this is happening, but had never had it happen to one of my listings,,,,,until now.
You won't get a notice from the bank, the foreclosure dept, property preservation company, nothing. Which is interesting because this is one of the banks that typically has great communitcation.
Tthere is not foreclosure sale date on the property, and you can have it in an active short sale offer mode and it can still happen. Yes, it is in … (8 comments)

How many are available right now?
As of this writing, there are only 695 homes on the MLS that are 3 bedrooms 2 baths on the East side of Vegas under $100,000.00, but this includes Contingent and Pendings, which means....
There are only 186 available in active right now the other approx 509 are under contract already.
Of the 186, there are approx 121 that are Las Vegas Single Story homes.
Of those 121 Las Vegas single storys, there are only 59 with 2 car garages.
Of that, 33 are Las Vegas Short Sales.

Las Vegas Single Family Resale Homes Inventory Level is at 8,559 homes per our local MLS, up a bit since last report . This is for homes without contracts on them.
Approx 3,400 are Las Vegas Short Sales.
Approx 3,973 are in the $100,000 to $200,000 price range.
Now, this does not cover condos or townhouses, this is just for homes.
There are currently approximately 13,142 homes that are under contract about 9,381 of them are Las Vegas Short Sales (up 116 over last report).

Las Vegas Single Family Resale Homes Inventory Level is below 7,900 homes per our local MLS. This is for homes without contracts on them.
Now, this does not cover condos or townhouses, this is just for homes.
There are currently approximately 13,285 homes that are under contract (up about 1,285 over the last report in March)about 9,265 of them are Las Vegas Short Sales (up 965 over last report).
The jump in homes under contract is most likely due to the ending of the tax credit and of course the low prices.

WoW! This was great news to hear from one of my Sold Las Vegas Short Sales. Approximately 5 months after the short sale closed the sellers score has gone up to just over the 700 range. Now, this may not be typical for most short sale sellers and of course each short sale is diffent and it also depends heavily on what you do after the short sale, like keeping All your other bills, payments, etc. current.

There are currently approximately 12,000 homes that are under contract about 8,300 of them are Las Vegas Short Sales.

It was so crisp out! The sky was so blue with big beautiful puffy clouds.
I was out yesterday showing homes to a few Las Vegas buyers and it was a nice Sunny Day in Las Vegas as opposed to the past week, but it was still a cold day with snow on all the mountains around the Las Vegas Valley.
We viewed a few Las Vegas Bank owned homes and a few Las Vegas Short Sales. We viewed homes from North Las Vegas Short Sale to a Summerlin Short Sale, a home in North Shores, a REO bank owned home … (4 comments)
