Five Principles Of Home Staging By Amie H. Chaney Home staging is economical and a well-proven benefit to Realtors and home owners alike. Here are some basic staging principles every home seller can use. Become a Seller, Not a Dweller Homeowners must make the mental shift necessary to become Sellers, not Dwellers. It is only then sellers are able to realize they own a commodity to be sold and no longer their home. The way we live in our homes is different than the way we sell our homes. With this mental shift in place, the

Hello fellow GRI's! Last Wednesday was my final GRI class in San Luis Obispo, and I have already received my certificate. Hoorah! Since I have a California Broker's License, some of the material was a repeat, but each teacher brought something new to my attention. The time spent was well worth it. I would definitely recommend this class curriculum to all REALTORS(R) looking to take their profession to the next level. san luis obispo: Sherry's Famous Lemon Meringue Pie - 11/08/09 08:32 PM
Okay, this recipe is a little more labor intensive, but it always gets rave reviews! 9-inch baked pie shell I cheat on this and buy the Pillsbury rolled pie pastry in the box. After many years of making my own pie pastry, I finally decided Pillsbury was as good or better than my own recipe and certainly a time-saver. Filling: 1/3 cup cornstarch 1 & 1/2 cups sugar 1/4 teaspoon salt 4 egg yolks slightly beaten 1/4 fresh squeezed lemon juice 2 tablespoons grated lemon peel 2 tablespoons butter Meringue: 8 egg whites at room temperature 1/4 teaspoon cream of

san luis obispo: Pioneer Day Comes to Paso Robles - 10/10/09 05:23 PM
The first Pioneer Day Parade in Paso Robles happened in 1931 at a time when bank failures were at an all-time high. Sound familiar? This event is held each year so Paso Roblans can celebrate their history and the pioneers who built our quaint city. At 7:00 am in the park, the volunteers start cooking huge pots of beans. The parade starts at 10:00 am, and that is followed by the bean feed at noon. This event has always been free; even the bean feed. Most downtown businesses close until after the parade so employees can celebrate with their

san luis obispo: Are You Considering A Short Sale? - 09/24/09 07:19 PM
In today's real estate market, there are many folks who have found themselves upside down on their mortgage; i.e., they owe more on their mortgage(s) than their home is worth. Add to that the high unemployment rate, and the result is a financial disaster for many home owners. If you find yourself in this unfortunate predicament, just know you are not alone, and help is available. Many REALTORS(R) are familiar and educated in the maze of the short sale process, which can be quite long and labor intensive. Some of us have actually taken specialized education and training to become a

san luis obispo: 8 Tips for Home Buyers to Survive in 2009 - 08/02/09 05:04 PM
1. Start a down payment fund. You goal should be to save a 20 percent down payment if you can. Set up monthly savings goals. Work more if you have to as the reward will be lower house payments and higher equity when you sell in the future. If a 20 percent down payment is just not feasible, you can always apply for an Fha loan, which only requires a 3% down payment, plus closing costs, and sometimes the seller will agree to pay some of your closing costs... Check with a loan professional. 2. Negotiate for extras. In our current

san luis obispo: Is It Time to Prune Your Roses? - 02/15/09 07:20 PM
Well, the answer to that question depends on where you live. The best time to prune roses is just before the rosebush breaks dormancy after the last frost. In my case, the right time is when I find the time after January 1... Pruning allows you to create an attractive shape and desired size that fits into your landscape, and it is also the foundation of a healthy bush producing well-formed flowers. Whatever kind of rose you are pruning, always cut away the dead wood. The dead wood will not come back to life, and it is unattractive and harbors
