While we have been having some wonderful warm weather in Pensacola Florida, we are having a burr of a cold spell. Thursday night there is an expected low of 23 degrees with a high in the 50's. On Friday we will be having a high in the upper 40's with a low of around 20 degrees. Baby it is extremely cold here for us that are use to having mild temperatures. Tropical Storms, Hurricanes, and Tornadoes oh my!!! We are all fine here in Pensacola Florida. We had a lot of wind and rain and numerous tornadoes. None of the tornadoes touched down as far as I know. I was getting my early morning coffee at Circle K and the lady there told me she watched as 5, yes, 5 tornadoes passed by the store. Thankfully none of those touched down.

As everyone is aware, this is a buyers market. Per the Multiple listing system....there are 5220 residential detached homes on the market in the Pensacola, Florida area. There were 517 residential detached homes that sold. They averaged being on the market for 121 days. As of today there are 407 residential homes that are pending to close.
There are 1464 active condos on the market as of today. There are 18 pending transactions and 37 Condos that sold. Days on market for these are 161 days.

From the Florida Real Estate Headlines: Governor Charlie Crist signed a bill last Thursday on Phase one of Florida's property tax reform. The first phase is now a NEW law . This law keeps our taxes the same next year and give us an additional savings of approximately 6% to 7%. Let's hope this will help all of us with this taxing problem of property taxes.
