Today is December 20, 2007 and I am very proud to say that I am now at Century 21 AmeriSouth Realty in Pensacola Florida. Things have changed for a lot of us in the business and I am no exception to that. Some of you know that my former office Palm Realty of Pensacola had to close their doors on December 15. As of today, in the Pensacola Florida real estate area, there were 5,185 active listings on the market. There were 936 new listings. There are 341 residential detached homes that are pending. 457 residential detached homes sold for the month of August. The average number of days on the market are 126.
There are currently 1462 Active Condos on the market. 18 Condos are pending and 38 Condos sold during the month of August with 149 days on the market.

Is it true that visibility is more important than ability? What do you think about this statement? I agree visibility is important, but don't you think you had better know your "Stuff" once you have the job? Do you believe that the more your face is shown, the more buyers or sellers will know who you are and think that you are knowledgable?
What if you have the ability and no one knows who you are? What do you recommend a Real Estate Agent to do? Just curious as to which do you think is more important? Visibility or Ability.

Yes, I know, the market is slow, but I also, (in my opinion) think that it has just corrected itself. As they say, "what goes up, must eventually come down." This is a great time for potential buyers to be looking to buy a home. With an abundance of homes on the market, interest rates still at an all time low, what better time to buy than now? I was amazed to see that a lot of first time home buyers were not aware of the many different programs that are available to them. In Pensacola Florida there is the state housing initiative program (SHIP) This program helps first time home buyers with down payment assistance if they qualify. There are bond programs and rural economic development program just to name a few. I am sure there are many more etc...ameridream and so on. Well after reading Jeff's blog this morning, I just had to write. He is so right on what he said. Here in Northwest Florida there are still some investors around. For how long...no one knows. I have a rental property here and my taxes and insurance have doubled. That means two things for me. I will either have to sell or raise the rent. This problem of insurance and taxes will not just affect me, but also the renters out there. They will pay higher rent or they will find it more difficult to find a adequate place to live.
