I started doing real Home Video Tours about 6 years ago and the biggest problem, and still to a degree, was finding a web host to upload the video to. The next biggest problem was finding a Video Program to edit the raw video shot to add some flair. This is an excellent association run by Wiley Greenbaum who is dedicated to providing entertainment and activities for our elderly residents as well as the kids. Virtually every mortgagee requires a "Termite Policy" for any home located in an area known to have termites. Termites can eat 1 foot a day of wood and can destroy a home PDQ.
Up until several years ago a Termite Policy was a Termite Policy...meaning that IF termites were found the termite company came out and paid for all treatment and repair at their expense. Somewhere along the line some sleazy salesmen got in the industry and started, unknowing to a buyer, issued a Termite "Service Agreement". I couldn't pass this up. Lately I've been on the bandwagon of POOR MLS Listing Data and POOR Pictures and when I came across this MLS listing picture I just couldn't believe it. All the photos in the actual listing definitely looked like they were taken "at night", so when I saw this bedroom scene I couldn't help but think this poor homeowner was wanting to get to bed early but this insistance agent just had to get the pictures at this time. As a real estate agent, I got tired of hearing negative comments from homeowners saying "My real estate agent NEVER told me there were DUES to pay to an Association..." The more I thought about it, I concluded that an agent can only provide a certain amount of information but finding out about a POA is virtually impossible. Some subdivisions don't even have a POA and others are "Voluntary Dues" with many having very high Mandatory Dues.

As a member of the Board of Directors, at our last meeting this week, we adopted a "Budget" to be included in all future monthly Financial Reports. This budget will give the board a better handle on how to plan for projects during the year. It was also adopted that the budget would be "adjusted" on an as-needed basis as project expenses came in above or below original projection.
