active rain: Energy to Spare...? - 09/18/07 10:46 PM
Tips for lowering your energy costs! With the fall approaching and then winter around the corner, what are you doing to protect your wallet and save the green backs? We could be in for a mild winter, or maybe not. At least it would be a good idea to test your heating system before the cold gets here, you don't want to wait until you need to, then don't have it. So here are some tips to consider. Clean your furnace filter - Make sure your furnace filter is clean and replaced with a new one. This is one of the most overlooked and

active rain: Remodeling a Home? - 09/13/07 11:39 PM
New versus Remodeling, some thoughts to consider! Sometimes you just like the neighborhood you live in, you really like most everything about your home other than you want a sunroom, or an extra bedroom, updated kitchen and bathrooms, etc... Well when you get the project completed, you might forget about something that could cost you more later, increasing the value of your homeowner's policy. I'm not any different than anyone else, I don't like paying more than I need to for the insurance on my home, but if you have replacement cost coverage and want to be able to repair you home if

active rain: Real Estate Tips: Referrals - 06/11/07 10:56 PM
Your Professional Referral List Sometime back, I wrote a post on my Active Rain blog about Building Relationships. As a follow-up to this post, I thought I would offer you a list of professionals who are great for referrals. Consider using this list whether or not you decide to create or be a part of a business referral network. Consider building relationships with professionals who will refer real estate business to you while you refer business to them. A referral network will keep you in business. So, here is the list of professionals to consider in building those relationships: Do you have any other professionals you

active rain: Real Estate Tips: Leadership - 06/06/07 10:11 PM
Are you a Leader or Manager? My years at the Ewing Marion Kauffman Foundation here in Kansas City, provided several great opportunities to understand and be trained in the art of leadership. Many people who occupy a management position don't really understand the differences between being a leader and being a manager, the same is true in the real estate business. Managers will try to tell employees what to do, leaders allow associates to develop their abilities. Leaders will coach, not micro manage. Leaders will delegate responsibilities, but more importantly, they will understand what these six levels of delegation are and how to

active rain: Technology in Real Estate: iPhone - 05/28/07 03:33 PM
The New Apple iPhone - PDA Phone Currently, I use a PDA phone, the Palm Treo 700wx (windows version) and have used the Treo 650p and 600p (Palm versions) in the past. I like the ability to have my emails, messaging, calendar and contact database available to me without the need for my notebook. I have also used the motorola razor and a few other models, but really like the Treo. That is until the new iPhone. When Apple annouced the iPhone a few months ago, I thought that Apple may have something with this one. The iPod has taken over the music world, who knows, maybe the iPhone

active rain: Technology in Real Estate: Talking Heads - 05/17/07 12:15 AM
Talking Heads, Sound and Movement I have been reviewing a couple of sites that provide what I will call "Talking Heads" and I would like to get some feedback from a variety of sources. There is a web site called Site Pals, and from information that has been shared with me, this type of attention getting keeps the attention of visitors to your site and increases your ability to attract more return visits. So I'm seeking the benefit of our Active Rain community and asking you, does this keep your attention? Does it make you want to dive deeper into the associated web site

active rain: Real Estate Referrals: Building Relationships - 03/28/07 12:44 AM
Active Rain Professionals I would be interested in building a referral network of professionals with integrity within the real estate industry in various professional fields. Those interested can be other real estate agents, builders, staging professionals, landscapers, interior decorators, appraisers, lenders, inspectors, painters, carpeting professionals, etc... Those interested don't have to be in the Kansas City area, although this will be of the highest interest to me. Still, I believe we all would like to have referrals with integrity who we could have a high degree of confidence that if we referred our clients, they would be handled with integrity, professionalism, courtesy, and timeliness. I'm interested in creating

active rain: Technology in Real Estate - 03/23/07 01:17 AM
How do you use technology in your real estate career? Obviously, you are using an active rain blog, but how are you using the other tools in technology to help you succeed in real estate? Coming out of the technology world and back into real estate, I knew I needed to have an internet presence with the use of real estate web sites like http://www.heritagerealestateteam.com, or http://www.mycommunityneighbors.com but I felt that there must be other ways to create opportunities to attract buyers and sellers, how about you? What do you use? My advice would be to try to use technology a little at a time and
