buyers: The Story of Mother's Day - 05/12/07 04:31 PM
Okay we all know Mother's Day is here!
What have we done to show for it?  We may have sent our wive's and mother's flowers, called them, taken them out for a special meal, but have we really told them that we love them?  What does that mean to us or more importantly to them?  Have we thought about trying to keep this same spirit of respect we have for them for more than this one day?  Do we think about them through-out the year?  Don't they deserve to have our respect for more than this one day?
I'm sure you are thinking yeah, I do that, but I would ask you this.  How many times … (6 comments)

Olathe Kansas (click on picture for visitors guide)
Olathe, Kansas, a great place to live, work, learn, shop, and play! Although Olathe is one of the fastest growing cities in the nation (U.S. Census), it retains a hometown flavor with a quality of life second to none. In fact, it was ranked not long ago as the "Thirteenth Best City" in which to live in the central United States (Money magazine). Ask Olatheans why they choose to live in this community, and they will cite the following reasons:

buyers: A Million Dollar Lead Generation System - 05/10/07 02:57 PM
A Million Dollar Lead Generation System
I don't know about you, but I'm always looking for ways to generate quality leads.  I don't want to pay for clicks or purchase leads, I want to build a lead generation system that builds upon itself.  I had a mortgage broker friend of mine introduce this concept to me and from there I have added addtional information to create this lead generation program and wanted to pass this on. I think you will find some golden nuggets here.
When you are at the real estate closing of your buyer or seller and you are finishing up with the closing, begin to talk … (3 comments)

America's Top 10 Places to Live, and the winner is Asheville, NC!
The population of Asheville, N.C., is only about 70,000, but this midsize city ranked No. 1 on a list of the most popular places to live in 2007. Asheville made its second appearance on Relocate-America.com's annual top 10 list, compiled each year since 1998. The site attracts visitors in the process of relocating and is aimed at helping people research cities before making a move. The web site is a service of HomeRoute, a Howell, Mich.-based company that also connects consumers to Realtors. Below are the top 10 cities on Relocate-America.com's "America's … (16 comments)

buyers: Homeowners 10 Must Have Technologies - 05/08/07 04:22 PM
Homeowners rated the top 10 technologies at the International Builders' Show.
The most technologically savvy homeowners bask in crystal-clear television screens when they're home and can control the lights while they're out of town. Without moving an inch, they can decide what music is playing in each room and can monitor the well being of their aging mother in a different city.
So says Greg Hoshaw, owner of High Definition Systems in St. Charles, Ill., who presented the Custom Electronic Design & Installation Association's top 10 "must have" technology trends for homes at the International Builders' Show.

buyers: Determining a Market Niche? - 05/02/07 03:39 PM
What is your Marketing Niche?
How many of us real estate professionals (if we are honest) have focused our marketing efforts too broadly?  Then we wonder why we have such little success. The solution? Determine and develop your niche market.  Niche marketing is the process of focusing on a defined segment of a much larger market.
So, how do you develop your niche?
Step 1: Identify what you do best, your niche. If you are unsure of what this is, begin by writing down all the possible niches you could serve based on your location, expertise and interests. Consider your expertise. Do you speak a … (33 comments)

buyers: Building an Online Referral Network - 04/30/07 04:52 PM
Online Referral Network
After several positive comments on one of my recent posts about building an online referrals network.  I thought I would create a Group called Online Referrals and I would like to invite you to look at this group and give me your feedback.
I think one measure of our success is the ability to provide quality referrals to other businesses who are in our community, like Kansas City and Olathe and who can benefit from a quality referral. Of course we want to know the individual we are giving the referral to, so it's important for us to get to know the individual and … (42 comments)

buyers: Success...where is IT! - 04/30/07 03:24 PM
Success, what does that mean for you?  Albert Schweitzer once wrote, "Success is not the key to happiness.  Happiness is the key to success.  If you love what you are doing, you will be successful."
Here's 7 simple steps I came across that I trust will help you achieve your happiness and success.
Believe In Yourself:  Identify your natural talents and abilities. Do what you enjoy adn what you do best.  Focus on your strengths and not your weaknesses.Develop a Vision:  Define your path and start working your plan.  Write down a vision for you and your life.  Be Specific! What do you want out … (20 comments)

buyers: Themes or Chaos? - 04/25/07 04:41 PM
Are Themes Useful, or do they just get in the way?
Are themes used in staging new homes anymore?  Do you consider the exterior style of the home and where it is located to define a theme for the interior of the home?  How many themes should you use in the presentation of a new home?  Are there some themes that you would stay away from as offensive to buyers and sellers?
I'm really interested in understanding how to transition from room to room using colors and whether or not themes are important.  Sorry, I just couldn't resist this picture as I was thinking but … (11 comments)

buyers: Color in Staging - Grape and Green! - 04/25/07 03:51 PM
What are you doing to sell your home quicker and for more money?
Okay, I'm a guy, but I do like color and the color of the exterior and interior of a home matters.  I live in Olathe, Kansas in Johnson County and there is a standard response I hear when it comes to "What color do I paint my walls? or What color of carpet should we purchase?  The standard response I hear is use Johnson County biege!  Walls, carpet, everything...!  I don't agree with this comment in Olathe and in today's market.
I believe buyers are looking for a warm and an inviting feeling when they enter a … (17 comments)

buyers: Building a New Home: Drive Up not Through! - 04/23/07 04:43 PM
Putting in your driveway.  What will it cost you?
You only need 3-4 inches (thickness) of concrete to put in a good driveway at your new home.  It's really fairly easy to calculate what is will cost you to put in the driveway.  Here's a concrete calculator from concrete.com that will assist you with the amount of yards of concrete you will need.  Concrete is sold and figured in yards, not feet, so using this calculator breaks this down for you.  For instance, a 9 foot by 9 foot area, 4 inches thick equals 1 yard of concrete.  You will need to call the concrete companies in … (6 comments)

buyers: Selling your Home: Where do I spend my Money! - 04/23/07 03:20 PM
Curb Appeal - if you can't get buyers in the door, you can't sell a buyer your home!
In the Sunday addition of the Kansas City Star was an article on Improve your home's curb appeal.  There were three items mentioned which would provide improvement to your home.  I would like to add to my comments to these items based upon comments of home stagers, realtors and landscapers.
Yes, a realtor can provide comparables (even one from Olathe :-)) that will provide information on the highs and lows in your neighborhood and the average days on the market, but that really doesn't tell you the whole story.  … (6 comments)

buyers: Real Estate Tips: Who wants more Referrals? - 04/22/07 06:05 PM
9 Things to Do for More Referrals
I think we all want to have more quality referrals.  Here are a 10 things you can try to put your referral business in a position to attract more high-quality referrals.
1. Earn the RIGHT to get referrals. Bring high value quickly to every buyer or seller and exceed your clients' expectations.  Focus on the "process" not "product." Putting your buyer or seller first in the process will get them to think about the "big picture" and allow you to be referrable.
2. Focus on a client-service model.   When it comes to staying in touch with your clients, don't just wing it. Have  a plan you consistently use.  … (4 comments)

Benefits of Free Appraisals...True or ...
For those that may not be aware of the FBI investigations in the real estate business, there was a recent article in the April 8th, Sunday Kansas City Star, featured on the front page regarding "Real Estate and Mortgage Ventures".  (you can search the KCStar for Zwego and Investigations if this link doesn't work)  The article talks about the destruction that may cost dozens of sellers, buyers and tenants millions of dollars in losses from bad loans and foreclosures, according to an examination of property records by The Kansas City Star.  This alleged scheme involved many individuals from mortgage brokers, appraisers, … (5 comments)

 Treo 700wx and Technology
Okay, here I am again, upgrading my technology.  I have used the Treo 600 and 650 in the Palm OS model, but now I'm jumping into the Windows Mobile world with the Treo 700wx.
So, what I would like to know is who is using the Windows Mobile OS in their real estate business and how are you using it?  What software are you using to allow you to be more attentive to your buyers and sellers?  Are you using any software that will allow you to calculate your buyers or sellers estimated closing statements.  I used Chicago Title's software called ChicagoAgent.  … (39 comments)
