I used a free program that someone recommended on Active Rain and now I can't remember the name or web address.  The program allows you to upload your existing flyers and add overlays in various shapes and colors such as "Just Listed," "Sold," "Price Change," "Strikethrough," etc. and then save the file to your computer and print it.  It was a really neat way to enhance flyers.  Does anyone use or know of such a free program? Decks are a great place to have parties during the summer or to relax and enjoy an evening sunset.  However, elevated decks, such as those that extend over a walkout basement, or second-story decks can present a serious hazard.  Over the years, boards can rot, insects may damage the wood or fasteners and railings may loosen.  The result is a structure that is weakened and in danger of collapse.
