Spring is arriving and we are seeing inventory increase at a fast rate. The good news is that the number of properties going Under Contract, is also increasing.
Across the board; inventories are the lowest since spring of 2007 - a sign of true market turn-around.

Inventory continues to decrease; which is typical during the slower -holiday season.
Prince Georges County continues to show the highest change as inventories continue to shrink week after week since hitting the peak last July.

As the market starts to slow down for the Holidays; homes are still selling and inventory is still decreasing.
Prince Georges County continues to show the highest change as inventories continue to shrink week after week since hitting the peak last July.

Here is a great depiction showing just how the inventory of homes of sale have decreased since Jan 08.
Experts say that a "Balanced" market; that is a market which is neither a sellers nor a buyers market; is one where there is about 6 months of inventory.
Well as you can see; in most of the Washington DC Metro; we are under a 6 month inventory. Even Prince Georges country; while it still has a large supply of homes, the current inventory has dropped a huge amount since peaking in February of this year.

Even though there were many homes which came off the market (expired listings); few came back on the market this week.
Still the general trend is lower and lower inventory; while the number of homes under contract; rose dramatically over the past few days.
The next few weeks are key; as many buyers take advantage of the 1st Time Home Buyer Tax Credit before the looming deadline of November 30th.

The Average SOLD Price: $466,336 Down 16.29%
Total Homes Sold: 602 Up 20.16%
Averages Days on Market: 85 Up 6.25%
Ave % Sales Price V List Price: 92.49% Up .16%
There were 3142 properties for sale in Washington DC; which gives us about a 5 month inventory of homes.

Here is the breakdown as of June 29th, 2009
Washington DC continues to see the number of properties Pending; as the highest numbers since 2007; while inventory levels remain fairly steady.
Prince Georges County continues to show the most significant improvement. The number of properties under contract are at the highest levels in over 3 years; while the number of properties on the market has dropped 2000 homes; the same level as last as June of 2007.

The number of properties under contract are at HUGE high levels. In DC; there are more homes under contract at one time than there has been for years. The same holds true for Prince Georges County, Arlington County and Montgomery County.
These numbers; based upon observances in the field; lead me to believe - the unpredictable "bottom of the market" is somewhere close. Maybe behind us; maybe ahead - but not far.

This week we saw the number of homes for sale drop in most of the Metro DC area; however a large number also expired - which artificially inflates this number. The true story is in the longer term trends.
The Spring market typically sees in a increase in inventory - not the case this year. Inventory levels are not increasing - but holding steady; while the number of homes going under contract rises.

The Good:
Single Family Homes are on par with last year in the District and Arlington Counties. In Montgomery and Prince Georges Counties - Single Family Home Inventory is down. Good News for those looking for a more balanced market.

Inventory; which is the key driver of supply & demand and thus the key to home pricing - appears to be stabilzing. While inventories are not dropping; they ARE slowing.
