Many people will tell you that Open Houses Don't sell homes and that Realtors do Open Houses to attract their own buyers. Well that is only partially true. A small percentage maybe 1 or 2% of homes are sold via Open Houses. I myself am one of those odd "1%" people. Before I was in the Real Estate Business I found and purchased two of my previous homes via Open Houses. Perhaps a sign that I was destine for this business.

Last week I held my new listing in Bethesda Open. Some agent love Open Houses; others hate them. I am somewhere in the middle. Do they sell houses? Well only about 1% of the time. But in a slow market - how can an agent only do 99% of the things required to sell a house?! They need to 110% of the things needed to sell it.

One of big pet peeves is and always has been politicians putting up "Elect Me" signs all over - and then leaving them up after the election.
Well guess what - Realtors do the same thing - and it bugs me!
It my neighborhood; I saw 2 different agents putting up OPEN HOUSE signs last Sunday afternoon; as I headed out to enjoy my first day off in about 2 weeks.
I saw the signs when I got home late in the evening. I looked at them Monday while walking the dog. Then Tuesday morning as I head off to work.

It seems many folks are discussing Open Houses lately. Many agents swear they are a complete waste of time. Others swear it is the best thing since sliced bread.
How can professionals in the same industry disgaree to such opposite extremes?
Easy - for the same reasons everyone (for instance Political Opponnets) can argue either side of a case.
I belive that Open Houses DO WORK.... SOMETIMES. Yeah there I am - going out on a limb supporting a position! Seriously; I have seen and know that Open Houses can work; but they do not work for everyone, in every neighborhood, in every … (6 comments)
