Here is the breakdown as of January 24th, 2011
 
Inventory is down from the same time last year in DC and Arlington County; while Prince Georges and Montgomery Counties have seen an increase in inventory.  All areas have less homes under contract than the same time last year.
Here are the number of homes on the market including the number of homes that were taken Off (EXPIRED) the market last week.

Like so many government projects; we hear things long before we see the results - or even the project started.  But now it seems a project - will be happening which has been long talked about and even longer awaited.
DC waterfront projects will be seeing some redevelopment over the next 5 years.  The SW waterfront will be transformed from the small fish markets and restaurants into a huge neighborhood with residential, office space a new hotel more boat slips and lots of parking.

El Sol Restaurant at 9th Street NW near Florida Ave; is a small Mexican restaurant in the Shaw neighborhood near the "U Street Corridor" of Washington DC.  THE LINK ON YELP!
Below is my less than glowing review of the place this week.  Sorry; but there are too many other good places in DC to eat than to settle for this.

There is a block which I know well.  It is unlike many blocks in Washington DC; where motorists speed down; ignoring the speed limit; or pedestrians, children walking (or Realtors getting out of their cars).
The block I am currently concerned about is the 1300 block of Taylor St NW, in the Petworth neighborhood of Washington DC.
Often I have seen motorists FLY down this street at 35+ miles an hour (the speed limit is 25); which is often used as a short cut into Rock Creek Park.

So as I watch the early morning traffic reports; I think of many conversations I have with buyers who are moving into the Washington DC area for the first time.
We have many buyers who are relocating to Washington DC for the 1st time.  Often these folks do not understand the TRAFFIC here in the DC Metro area.  It can be difficult.  There are no real easy ways around it.

While this fall season seems to be a bit slow; inventory is remaining fairly stable.  Historically; the number of homes for sale in the fall peaks around the 15-20th of October.

Washington DC will have a new mayor; after the Primary elections ousted the incumbent Adrian Fenty as Washingotn DC's Mayor.
While he had many successes; he was also accused of being oblivious of his constituents concerns.  It may have been ignorance or arrogance; but either way; DC will have a new Mayor.

Parents cheered and children groaned; as the 1st day of school started here in Washington DC.
The 1st day of school in Washington DC is not known to be a "smooth" running day in the DC school system.  The 1st day of school is often filled with problems; confused students on where to go; schools and teachers ill-prepared; but this year - they seemed to actually be ready.
READ THE STORY from the Washington Post.  (Granted it sounds a bit too much like a political endorsement than a news article.  A sign of the time in the media I suppose).

While the number of homes UNder Contract has dropped sharply; the number of homes Actively for sale has changed VERY little; and continue to remain near 3-year lows.

With temperatures in the 100s; folks need to drink lots of water and stay in the shade.  Not the day to cut the grass (of course with so little rain - most of it is burnt up anyway).
Also - if you live in Washington DC; the city has extended the hours of the cities pools.  Give them a call to check their hours.

This is an interesting chart; depicting how many of the properties Under Contract in the DC Metro area are actually Short Sales.
As we all know; most Short Sales sit Under Contract for months and months ; and many others never make it to closing.  
The question here is; How Many of these will end up as Foreclosures???

As the inventory of homes slightly increase; the number of homes under contract also are showing a slight decrease.  These are all normal indications of an approaching summer; when the market tends to slow.

washington dc: DC : More government waste - 05/17/10 10:46 PM
My neighbors and I were thrilled when last month, the city ripped up the old brick sidewalks and smoothed out the ground and relayed beautiful new red brick sidewalks.  
They are wonderful and we were all pleased.
That is until I saw someone from another city department out spray-painting the new brick - marking where underground utility lines.  Huh?
Well after some inquires I find out that our wonderful Water & Sewer folks are planning on tearing up the sidewalks to replace several old water pipes.
WHAT !?!?

The inventory or number of homes on the market for sale has dropped across the board this week.
Unusual for this early in the spring season; however lower inventories should keep prices from slipping.

washington dc: Home Buyer Tax Credits - NOT the end for WASHINGTON DC Buyers! - 05/05/10 08:44 PM
Yes; it's true there is still a 1st Time Home Buyer Tax Credit in Washington DC.
For the past year we have been focused on the Federal 1st-Time Home Buyer Tax credit of giving folks up to an $8,000 credit on their Federal Taxes.  Well with that credit; we never gave a thought to our old friend; the DC $5,000 Tax credit.
 
This $5,000 tax credit applies to anyone who hasn't owned a principle resident in the District during the one-year period ending on the date of purchase plus an individual must make less than $90,000 to be eligible for … (2 comments)

OK; so the Supreme Court says we can own guns in DC.  Like it or not.  
We don't do a lot of hunting in the city; although Rock Creek Park is full of deer; we don't really have a hunting season - no Tourist Season doesn't count!  But the thought is; criminals have no problems getting guns; so why not the lawful residents?
But many folks feel that the DC city council continues to restrict the use of guns and that even though it is legal to have a gun, per the Supreme Court case in 2008; it isn't easy … (2 comments)

Here is the breakdown as of April 20th, 2010
 
While inventory increases with the Spring buying season; so do the number of homes under contract.  In fact in most all of the categories; we are seeing the largest number of homes under contract at one time in over 4 years!
The number of properties on the market remain near spring 2007 levels; while those going under contract are out-pacing those coming on the market.

This information was sent to the local Realtor Association this morning.  It seems a bit crazy to me!  It is true we have a bunch of vacant properties; but this is going a bit far. Mayor Fenty has proposed the creation of a $250-$5,000 Vacant Property Registration Fee.     In the Mayor's proposed fiscal year 2010 Budget Support Emergency Act, which could be voted on as early as next week without a hearing, and in his proposed fiscal year 2011 budget, if a property is unoccupied for 30 days, the owner is REQUIRED to file a vacant property application with … (6 comments)
