fha loans: Banks Start To Loosen Up In Underwriting - 02/07/12 12:23 PM
After a half-decade of tightening mortgage guidelines, banks are starting to “loosen up”.
The Federal Reserve conducts a quarterly survey of its member banks and, last quarter, not a single responding bank reported having tightened its mortgage guidelines for prime borrowers.
A “prime borrower” is defined as one with a well-documented credit history, high credit scores, and a low debt-to-income ratio.
53 banks responded to the Fed’s survey and none said that mortgage guidelines “tightened considerably” or “tightened somewhat” between September and December 2011; 50 said that guidelines remained “basicaly unchanged”; 3 said that guidelines “eased somewhat”.

Mortgage rates continued their month-long climb this week, with long-term rates rising for the fourth consecutive week.
A 30-year fixed-rate mortgage averaged 4.61 percent in the week ending Dec. 9, according to Freddie Mac’s (OTC BB: FMCC) weekly rate report, up from 4.46 percent last week. A 15-year fixed-rate mortgage averaged 3.96 percent, up from 3.81 percent.
The average rate on a 1-year adjustable rate mortgage rose to 3.27 percent, from 3.25 percent last week.

Demand for office space in the District, now the highest-priced market in the nation, reached a 10-year high in the third quarter, according to a quarterly commercial real estate report from Cassidy Turley.
In the District, more than 1.3 million square feet of net absorption helped drive down vacancy rates to 10.8 percent. One transaction accounted for about 70 percent of the absorption; a 900,000-square-foot lease at Constitution Center by the Securities and Exchange Commission.
Through the first three quarters of 2010, net leasing in the District totaled 3.3 million square feet, compared with just 147,000 square feet of positive absorption … (0 comments)
