      <title>Forclosure on the rise - Mortage Companies Reaction to Refurbing Them</title>
      <description>&lt;p&gt;Unfortunately with today's economy foreclosures are on the rise, and this leaves a home without an occupant to maintain it or someone who left it in very poor shape and&amp;nbsp;or even worse vandalized the property before they left.&lt;/p&gt;
&lt;p&gt;I have seen several of them and it is not pretty, but from a restoration standpoint, don't get your hopes up. The mortgage companies do not want to&amp;nbsp;pay to have them refurbed. The problem with this is to save a house for 5,000 now to prevent further damage costing 35-50 you would think this would be a no brainer. It is not. The mortgage companies are very slow to act, rather they don't act.&lt;/p&gt;
&lt;p&gt;We will keep doing our best to assist the real estate community to refurb some of these homes but in the end the percentages are not in your favor, get ready to sell them as is...&lt;/p&gt;

      <description>&lt;p&gt;Want some advice - check the houses you list that are vacant. It is cold and going to get colder and we have seen several jobs come in due to a furnace failure and have had some significant damage as a result.&lt;/p&gt;

      <description>&lt;p&gt;To everyone,&lt;/p&gt;
&lt;p&gt;The seller is done, they&amp;nbsp;just want to close and not spend another dime - the problem. Heat must be maintained in the winter regardless of it being sold or not. Make sure they keep the tank full. If they do not, in most cases, insurance will not help in this situation and then worst case scenario happens. The seller does not sell and is left with a very wet house with no insurance coverage.&lt;/p&gt;
&lt;p&gt;Keep an eye on it.&lt;/p&gt;

      <title>Smoke Odor </title>
      <description>&lt;p&gt;Smoke odor may be difficult, including smoke from tobacco. It will require some deep cleaning in order to remove the odor, not limited to sealing and painting the entire affected area. Soot&amp;nbsp;it some cases&amp;nbsp;can be cleaned, do not use liquid cleaners on flat paint; it will only grind in the dirt. Chem sponges are required to lift the soot from the surface, even then painting may be required. Why not just paint it, it will bleed through. Carpeted floor coverings will either need to be cleaned or removed to ensure the odor can be eliminated.&lt;/p&gt;

      <title>More Water = Water Damage / Musty Smells</title>
      <description>&lt;p&gt;As we move things along through summer it looks as though the rains are not going to stop. The ground cannot take any more water and neither can our homes. The key to success is to keep your perimeter drains unplugged, rugs off concrete floors and pray for some sunshine.&lt;/p&gt;
&lt;p&gt;If things do get wet, make sure furniture is protected or removed from the area, use whatever you have to get the furniture off the floor or put some plastic wrap under the legs until help arrives. Empty the cardboard boxes, dry out the contents and get rid of the cardboard.&lt;/p&gt;
&lt;p&gt;More to come, that is enough for today.&lt;/p&gt;
&lt;p&gt;Water Damage? If it is wet we will dry it -&lt;/p&gt;
&lt;p&gt;Mold? If it is dirty we will clean it. Remeber - No Bleach on Mold!&lt;/p&gt;

      <description>&lt;p&gt;Some days are a little tougher than others in Vermont, looks like this summer is on the tough side. With all this rain you will walk into a homes and find that musty smell more prevalent than ever. That smell is moisture, from what - a number of possible sources -&lt;/p&gt;
&lt;p&gt;Water around the foundation has come in&lt;/p&gt;
&lt;p&gt;Water wicking up into the home through the concrete&lt;/p&gt;
&lt;p&gt;Finished basements, the carpets are getting musty&lt;/p&gt;
&lt;p&gt;You need to fix it, especially if you are selling a house. Get a dehumidifier, quick. Moisture is the vehicle of odor.       <description>&lt;p&gt;It is that time of year again when we all rush outside to enjoy the warm weather. What is one of the first things we like to do? Wash the car of all the winter grime. Well, while you are doing that you may also be flooding your house.&lt;/p&gt;&lt;p&gt;&amp;nbsp;Why - Because during the winter your hose bib may have froze and split and the only way you will know this is when you first use your hose. To prevent this examine the pipe that leads ouitside for any cracks. If it is in a wall go outside, turn the hose on and step back in and check for water. When this happens black soot is dispersed throughout the house through the ventilation system. When this happens it really should be professionally cleaned.
