Sometimes I long for the old days, When all homes had a contractors lockbox. I am a dedicated TREO 700 user and today my infrared died. I was on appt with a repeat buyer that I helped buy a condo last year for their daughter. This time they flew in to Virginia all the way from California to buy their son a Condo. It took me a while to identify the problem with my ekey, I tried to open three different lockboxes in one Condo community. Have you ever used a structural engineer? Last week was my first experience in 12 years having to have a foundation inspected by a structural engineer. At the recommendation by the FHA appraiser as a condition to close we needed to find out if the foundation of a home was structurally sound. The property was a rehab, jacked up and reset but according to the engineer there were no extra support beams in the middle of the home causing a slanted effect throughout. I feel like Im in a Real Estate Twilight Zone. I have several listings but none of them are getting the traffic they deserve. I have several buyers that I can not find the right property for. Its a case of both not enough buyers buying and not enough good inventory at the same time. On the buyer agent side: I am not talking about picky buyers or overpriced buyers. Here in Hampton Roads, I have been bending over backwards to keep deals from falling apart, I have rebated commissions, given Home Warranties, everything short of moving people in. But I have met with another agent who did help her clients move and have a garage sell.

This week I had a slam dunk referral. A friend of mind emailed my info to a friend of hers. The client contacted me a month ago and said he was flying in from Japan on the 18th and wants to look at new construction. After getting his search criteria and contact info I sent him a few homes from the MLS and explained that when he arrives I will take him on a new construction Home Tour.
