Every renter needs to ask themselves a question, "WHAT DO I HAVE TO SHOW FOR MY RENT PAYMENTS AT THE END OF MY LEASE?"  When you do you will only find two answers:

  1. A place to live.
  2. A nice, neat stack of cancelled checks.

You really don't have much to show for it do you?

There are many benefits to owning your own home.  Here are just a few:

  1. A home you can call your own!  A home you can do what you want to with!  You want to paint the walls pink with stripes - you can do it!  You want to shout and scream in the middle of the night - you can do it!  You want to show all your friends and co-workers that you are successful and moving up in this world - you can do it!  This is called Pride of Ownership!
  2. An investment that will reap manifold returns!  At the end of the year when you total up how much you spent for a place to live you will have much more than a stack of cancelled checks.  You will have EQUITY!  Equity builds up with each payment you make.  Equity builds up as value of your home increases!  Even though we are in the middle of an economic down turn, there are great deals to be had!  The market will turn and in the long run, your inveswtment will grow much more than it would in the stock market.
  3. A bigger check from Uncle Sam on April 15th!  This is the best part of all!  You see, each payment you make pays interest on your mortgage which is tax deductible! (Consult your tax preparer for more details.)  Your tax refund could be hundreds of dollars higher - maybe even thousands of dollars higher!

Think about this!  If you are paying $900.00 per month for rent you could probably qualify for a mortgage to purchase a $100,000 home and pay about the same or less as you are paying now!  Interest rates are at near record lows.  Isn't it worth finding out if this will work for you?  Don't you want to experience the American Dream of Home Ownership?!

Let me help you find out if you can become the next First Time Home Owner here in the Triad!  Call or email me today to set up your FREE Confidential Credit Analysis and start on your way to a whole new life!

According to an article on CNNMoney's website, existing home sales rose in the US by 6.5% over November 2008.  In my mind this is good news.  What did not surprise me though was that this good news was buried at the bottom of an article entitled "New Home Sales Plunge to Lowest on Record".

It seems that the Media has everything backwards.  New home sales totaled 482,000 for 2008 and existing home sales totaled 4.74 million according to the National Association of Realtors.  I think we should be very excited that even though foreclosures are at an all time high, the economy is sliding further down a slippery slope and unemployment is out of sight, buyers are coming back into the real estate market because of the bargains that are available.

I am excited about re-entering the mortgage industry because I believe there is a tremendous opportunity to do my part as an American citizen to help turn things around.  Let's all stay positive and soon the tide will rise further and we will be back on top of the wave again.

"For God hath not given us the spirit of fear; but of power, and of love, and of a sound mind." II Timothy 1:7

This verse has become extremely real to me over the past few weeks.  If I were to describe the roller coaster that my wife and I have been on since a couple of weeks before Christmas you would be amazed and probably a little dizzy!  Let's just say life has been filled with ups and downs the last few weeks.  What I have gotten from it all is a renewed appreciation for the peace that God can give if I just let Him.

I have learned that if I will allow Him to work in my life and in my business dealings, God will give me "power to become the (child) of God" (John 1:12).  I don't have to fear that I will do something that will cause me or my family pain or misfortune if I put everything in His hands and do things the way He leads and guides me to do them.  He will provide if I simply believe and trust Him to do what He says He will do.

I have learned that if I will "Love God with all my heart, my soul and my mind" I will have all the love I will ever need - from my family and from my God.  God is Love.  His love is bestowed on me, not because I deserve it but because He wants to give it to me.  I don't have to fear that I will do something that will cause that love to go away.  He will love me no matter what.  My desire should be to do what He asks because He loves me.

I have also learned that if I will "trust in the Lord with all my heart and lean not unto my own understanding" and in all my "ways acknowledge Him, He will direct my paths".  He will keep me in "perfect peace" when I keep my mind "stayed on" Him and trust Him.  I don't have to fear anything in life because my life is in God's hands.  He only wants what is best for me.

I encourage you to trust God and you pursue your craft in Real Estate and as you attempt to "grow in grace and in the knowledge of our Lord and Savior Jesus Christ".  When you trust Him, He will prove Himself true to you.

It has been a long time since I posted a blog with any significant content.  For that I am apologetic and want to let everyone know that I will be posting more often going forward and will be paying more attention to what others are posting as well.

I have also made the decision to go back into mortgages.  I have spent the last 7 months trying to make things work in another industry and even though I enjoyed what I was doing it finally met the inevitable a couple of weeks ago - it came to an end.

With that being said, I am in the process of interviewing with several mortgage companies and hope to be back in the saddle doing what I do best very soon.  I am looking forward to getting back in touch with many of you and making some new friends among the thousands that have joined AR since I have been away.

If you need help finding a home loan for a buyer, I will be able to help you in the near future.  If you need advice on how to go about purchasing your first home or your next home, I will be there soon to help you with this tremendous decision.  Whatever I can do to help, I am willing to do.

That is all for now.  Please stay tuned for more of what I was known well for just a few months ago.  I want to be active on AR and in the business.  I look forward to getting to know many of you very soon.

Well, we have made our move and we are beginning to get unpacked.  That is a job all within itself.

Things have not gone as smoothly as I though they would.  The bank I was to go to work for decided that they did not want a Loan Officer that had not been working in the market so I am without a home as far as mortgages are concerned.  If anyone out there knows of a bank or broker looking to hire an experienced Loan Officer please let me know.

I am anxious to get to work again so as soon as I find a place I will let everyone know.  I can't wait to speak with everyone about how we can make each other successful.

Have a great day in the Rain!  May God bless you.

Well, the time has come.  In one week and one day we will be loading up our belongings and we will be heading out to North Carolina.  I will be even more silent here in the Rain for a week or two.  As soon as things are settled and I am back to work I will be back blogging more than ever.  Until then......

An article on Yahoo! News entitled "Bernanke signals more rate cuts unlikely" indicates that Fed Chairman Bernanke will hold rates steady through the end of this year. "For now policy seems well positioned to promote moderate growth and price stability over time," he said.

Mortgage rates have been on a roller coaster for some time.  We will see what happens over the next few days and weeks.  I think Bernanke is correct in holding rates because of the risk of inflation.  Things are already too expensive.  Gasoline is over $4 per gallon.  That alone threatens to throw the economy into a tail spin.  The last thing we need is for inflation to take off and make things even worse.  I believe that if we are patient and move methodically we will see a turn in the economy and things will begin to get better.

That is my 2 cents worth anyway!

"Now, more than ever, it is a great time to consider purchasing a new home."  "Real Estate is a tremendous investment and offers a great return on your money."  "It's a Buyer's Market.  Now is the time to buy real estate!"

You have seen statements like these coming at you from every direction.  There are more homes for sale right now than there are buyers to buy them.  You want to stop making your landlord rich and start building equity for yourself and your family.  There is one "minor" problem.  You don't have enough money saved up to buy a home right now so you guess you will once again miss out on a great opportunity.

WAIT A MINUTE!  Don't give up so easily.  There is help available.  If you find yourself in the situation described above you need to call me right now!  I have a relationship with a Non-Profit Down Payment Assistance organization that is ready, willing and able to give you money to help you purchase a home of your own.  You could be able to move into your new home within a few short weeks.  Call me today at 877-223-0480 extension 111 to get more information or you can visit my website at www.dondraughn.com .  You will be glad you did.

A blog detailing the Prospects of Building Home Equity on Relistr.com shows that, in the Greensboro-High Point area, it is actually cheaper to buy a home than it is to rent in most cases.  According to this information, renting a three bedroom home costs approximately $950 per month.  To purchase the above home you would pay substantially less than that after taking into consideration the income tax benefits of home ownership.

If you would like to find out how much home you qualify to purchase, please feel free to call me or you can click here to visit my website and apply for preapproval today.
