I have been performing BPOs for Clear Capital for about six months or so and I recently encountered my first negative experience with them. At the beginning of this month, I received a Drive-by BPO request which was due in 2 days. Visual inspection of the exterior of the property indicated that the building was a 3 family dwelling and the county tax records confirmed that. The records also indicated that the dwelling consisted of over 7,000 square feet.

When traditional real estate activity is slow, consider doing other things to generate additional income. Two ideal options would be to conduct Broker Price Opinions (BPO) and Property Inspections (PI) for banks, capital clearing houses and loan servicing companies. In most states, one must be licensed to do so.
A BPO is nothing more than a CMA. The BPO however, is performed for a financing company or it's representative and not for a prospective seller. And a PI is a visual inspection of property that also is done for a financing company. Usually to check for damages, if any.
