real estate: NY Launches "eAccessNY" Online Real Estate System - 04/22/08 07:19 AM

On Monday April 21, 2008, the New York State Department of State's Division of Licensing Service implemented a new online Real Estate system called: eAccessNY.
eAccessNY is an Occupational Licensing Management System which provides online services for Real Estate Professionals, approved Real Estate Schools, and the general public. The new system is a 24 hour user friendly service which is accessed with a personal identification code and password.
With eAccessNY, Real Estate Professionals can conduct a variety of transactions online including license renewal, change of address, and request of a duplicate license. With eAccessNY, Real Estate Schools can apply online for approval of continuing education courses, to renew courses, and to add course branch locations.

Orange County NY has many towns, villages and hamlets, but only has three cities. The cities are Newburgh, Port Jervis and Middletown. The City of Newburgh is located in the most eastern part of the county and borders the Hudson River. The City of Port Jervis is located in the most western part of the county and borders the Delaware River. The City of Middletown is just about in the middle of Newburgh and Port Jervis. There have been changes in the housing market in Orange County, NY from the 4th Quarter in 2006 to 1st Quarter in 2007.  According to the Greater Hudson Valley Multiple Listing Service's Economic and Market Watch Report, the average sales price of a home increased in the 1st Quarter of 2007. Up from $339,500.00 in the 4th Quarter of 2006 to $340,600.00 in the 1st Quarter of 2007.
The report also stated that there was a decrease in the number of homes sold in the 1st Quarter of 2007. Down from 783 in the 4th quarter of 2006 to 565 in the 1st Quarter of 2007. The report … (1 comments)

When traditional real estate activity is slow, consider doing other things to generate additional income. Two ideal options would be to conduct Broker Price Opinions (BPO) and Property Inspections (PI) for banks, capital clearing houses and loan servicing companies. In most states, one must be licensed to do so.
A BPO is nothing more than a CMA. The BPO however, is performed for a financing company or it's representative and not for a prospective seller. And a PI is a visual inspection of property that also is done for a financing company. Usually to check for damages, if any. One thing is almost guaranteed in this business of ours. If you stay in touch with your past clients, referrals and future business is almost sure to follow.
