Exodus from Chicago, Cook County IL Wanes, in Depths of Great Recession! - 10/29/09 11:07 PM
Back in the old days - the Ronald Reagan Days of deteriorating northern Rust Belt Cities, and unyielding urban sprawl - all it took was a bit of Hard Times to get Chicago Residents to consider packing their bags and leaving town.  They would move to cities with warmer climates - and new jobs. 
Or, if not that far, to distant Chicago Suburbs, just off our Expressways and Tollways, where industry was growing.
Not so much any more, apparently.

Fed First-Time Buyer Credit to be Extended? Expanded? Not Done Yet - But Cross Those Fingers! - 10/29/09 07:02 AM
For the last few weeks, First Time Homebuyers and Real Estate Practitioners have been holding their breath.  Crossing their fingers.
Will the $8,000 Federal Income Tax Credit, enacted earlier this year by the Barack Obama Administration, and set to expire at the end of November, be extended?  Perhaps extended to existing homeowners as well?
This year, our Chicago Real Estate Team has closed 13 transactions in which at least one party has taken advantage of the credit.  Would these folks have purchased if their were no credit?  Can't know for sure - but, at minimum, this sizable stipend factored into their … (2 comments)

Do you live in the City of Chicago?  Suburban Cook County IL? 
Brace yourselves, homeowners - REAL ESTATE TAXES ARE GOING UP, for the Second Installment, 2008 of the Cook County Real Estate Tax Bill, with payment due December 1, 2009.
What?  This does not surprise you, despite the fact that property values across Cook County - the county which includes the City of Chicago - have declined over 25%, in many neighborhoods and suburbs, within the past 18 months.

Chicago IL Market Statistics Update - October 26, 2009 - 10/26/09 01:21 AM
Good Morning!
Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 25, 2009.
Most of the key numbers were flat this past week, although Expired Listings show their usual mid-month drastic dip.  I am somewhat encouraged, however, by a seemingly-positive trend in Pending Sales, although at far lower prices than even one year ago. 
Active Listings remain stable in the North and Northwest Side of Chicago Neighborhoods we serve most frequently.  Average Sales Prices  were level as well during the past week.  Once again, however, Average Market Time fell - good news!

CHICAGO HOME RESALES CONTINUE TO GAIN . . . But Median Prices Continue Down! - 10/26/09 12:31 AM
Here in Chicago, September, 2009 Housing Resale Figures mix good news with bad news! 
The combined Units Sold total for condominiums and single-family-detached homes rose 5.9% last month, to a total of 6,862 homes, according to the Illinois Association of Realtors, in a story reported by Chicago Tribune Real Estate Columnist Mary Ellen Polmolik.
On the other side of the coin, however, median sales prices continued their free fall. 
Across the nine-county Chicago Metro Area, the median sales price of homes and condos stood at $199,000 at the end of last month.  That's down 10.8% from the same time last year, … (0 comments)

FHA Lending Rules to Change, Complicating Picture for Condo Financing! - 10/22/09 01:11 AM
Within the last few years, here in Chicago, low and mid-priced condominiums have been the "jumping in" point for first-time homebuyers.
Why?
Condos are far less expensive than houses in the same area.  Responsibility for repairs are often shared with the condo association.  First-time buyers also typically have smaller families, and can get by with a smaller space.
And, of course, down payments are more affordable than they would be for a single-family home in the same neighborhood.

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 18, 2009.
This past week, Sales Volume and Closed Properties showed improvement, although we are far from convinced the week-by-week see-saw for these numbers is coming to an end.  
Active Listings continue to moderate, typical for this time of year in the North and Northwest Side of Chicago Neighborhoods we serve most frequently.  Once again this week, however Average Sales Prices fell, and, encouragingly, so did Average Market Time.
Pending Sales gave back last week's gain, a curious see-saw this time of the year as well.

Asking Price Reductions on Homes for Sale!  A few weeks later - another reduction.  Often . . . another!
Across the U.S., according to estimates made by Real Estate Website Trulia.com, as reported by Chicago Tribune Real Estate Reporter Mary Umberger in yesterday's Trib, an estimated $28.4 Billion in asking prices have disappeared since January, 2009.
Here in Chicago, the company estimates about 30% of all homes for sale have seen price reductions, with the reductions reaching a combined total of $210 Million in Chicago and Surrounding Chicago Suburbs.

Companies - seemingly, dozens of them, promising to scrub clean a person's credit score.  You see them all over the web, on Sports Talk Radio, and late-night TV.
"It's not your fault you've got bad credit," many claim.  But, if you take this claim seriously - who's fault is it?

CHICAGO MAYOR DALEY - NO NEW TAXES, FEES, FINES IN 2010 CITY BUDGET! Really? - 10/15/09 05:32 PM
Increased City and County Sales Taxes! Higher fares for CTA Buses and El Trains!  Parking Meter Fees Quadrupled!  New, Special Taxes on Items Ranging from Soda Pop to Bottled Water!
But now, Mayor Richard M. Daley of Chicago promises no new taxes in the City Budget for 2010.  No increased fees.  And no under-the-table increases in city fines and penalties.
Many long-time Chicagoans are somewhat skeptical!

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 11, 2009.
Sales Volume, Closed Properties, and Expired Listings essentially washed last week's big gains - typical for mid month.  Longer-term, each statistic continues to moderate, indicate a slight pick up in sales activity in the North and Northwest Side of Chicago Neighborhoods we serve most frequently. 
However, during the same longer time frame, Average Sales Prices continue to fall, and Average Market Time remains high.

FREDDIE MAC TO RING DOORBELLS - Wanna Loan Modification? - 10/12/09 11:31 PM
Under the Obama Administration's Making Home Affordable Loan Modification Program, borrowers having difficulty paying their monthly house payments were invited to contact their lenders and set up a Loan Modification Program.  Such a modification could reduce their interest rate, and cut their payments.
Thus far in 2009, however, according to Patrick Carey of Titanium Holdings, a SC-Based Company retained by National Mortgage Investor and Guarantor Freddie Mac to help with their Loan Modification Outreach Program, greater than half of severely distressed homeowners - those at least three months behind in their mortgage payments - have yet to request Loan Modification Program … (4 comments)

It's no secret that Loan Underwriting Standards for all Mortgage Loans - Conventional, and Government-Backed - have become much more stringent in recent months.  Across the board, minimum down payments, fees, and minimum acceptable FICO Credit Scores have increased.
Three years ago, borrowers with challenged credit and low down payment usually had multiple choices to finance their new home or condo.  Today, for many, there is only one such choice - an FHA-backed loan.

Good Morning!
Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 4, 2009.
Wild fluctuations in some of the numbers this past week, consistent with the end of September, and the end of the Third Quarter, 2009.
As you know, big increases in Closed Properties and Expired Listings is typical for month's end.  So is the typical end-of-month increase in Sales Volume. 
However, the numbers posing greatest concern this week involve the big drop off in Pending Sales, a continued high Average Market Time, and a downward-trending Average Sales Price.

SHORT SALES Could Create a Major Ding in your Credit! - 10/05/09 11:07 PM
There are some Real Estate Practitioners who advise their distressed homeowner clients to short sell their home, if necessary, to avoid the devastating, credit-score-killing impact of foreclosure.  Lenders still have to swallow a portion of the borrower's debt, never to paid back, however - and this can result in a 120+ drop in the homeowner's credit score.
Of course, selling short will have less of a credit score impact than allowing a foreclosure.  On average, as reported by Syndicated Real Estate Columnist Kenneth R. CHICAGO FORECLOSURES TAKING LONGER TO SELL - Poorest Communities Seem Hit Hardest! - 10/05/09 09:23 AM
Our Team sees Foreclosed Homes and Short-Sale Pre-Foreclosures in many Chicago Neighborhoods.
In modest-priced neighborhoods like Portage Park, Jefferson Park, Albany Park, and Dunning, some 1920's-era Chicago Bungalows are fetching, in some cases, prices as much as 40% less than what the sold to their current owners only two or three years ago.  Many are boarded-up reminders in otherwise tranquil neighborhoods that we are still in the midst of a housing downturn here.

Hey, fellow night owls! 
Here in Chicago, it's cold, wet, and dark.  Yet, here I sit, pondering on the comments sent in an email by a potential listing client for our Team.
"I know about Real Estate," she intoned.  I read all the Internet sites on what will make a house sell.  I went to school!  I watch HGTV!  Heck, I even have a father, a mother, an old uncle, and a dozen or so girlfriends to advise me.

It's a rainy night in Chicago, you dogs!  Had some business to tend to in the back yard this evening, and got all wet.  How uncomfortable . . . yes?
But it is a historic eve.  As you know, over in Copenhagen, that "wonderful girl of a town," in some country called Denmark, members of the International Olympic Committee will take a vote in only a few more hours.
