Good Evening!
Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, January 31st.  
Is the Chicago Real Estate Market beginning to recover?
Although Active Listing Inventory has been stable for several weeks, Pending Sales have remained low, week to week..  Closed Sales picked up, uncharacteristically for mid-month.  
Sales Volume, although up considerably versus last week, remains low compared to recent weekly averages. Average Market Time continues high, Average Sales Price - reflective of pricing trends in the Chicago Area as a whole - continues its declining trend.
Absorption Rate - the theoretical time to clear existing homes-for-sale inventory, continues … (2 comments)

IN CHICAGO, Available Inventory Down - But Other Challenges To Housing Rebound Remain! - 01/31/10 02:53 PM
Here's the good news . . . and the bad news!
The Level of For-Sale Inventory in the Chicago Metro Area fell by 6.9% during the Fourth Quarter, 2009, according to The Wall Street Journal and Reporter James R. Hagerty.  However, Median Prices for Residential Real Estate here, homes and condos, fell significantly last quarter - 9.0%, according to their study.
The WSJ study estimates the level of Chicago Homes-For-Sale Inventory to stand at 13.8 Months during the Fourth Quarter, 2009.  On the North and Northwest Sides of the City of Chicago, where our Real Estate Team works extensively, we calculate current homes … (0 comments)

A crazy turn of events this past week has left my head spinning regarding Mortgage Lender Priorities, and whether major banks really have the mettle, or any desire, to play a real part in getting the U.S. past our ongoing Housing Crisis.
Here in Chicago, short sales are everywhere.  In some Chicago Neighborhoods and Suburbs, they make up more than half of the available inventory for sale.

Going back not more than 4 years or so on the North Side of Chicago, strong, annual, unabated appreciation for homes and condos seemed pretty automatic.  Even in neighborhoods on the outskirts of rapid development or vintage rehab, a minimum 3% annual appreciation could be counted on for over a decade.
Before the mid-1990's, and as far back as most in Chicago remember, meteoric appreciation was never a given, but stability in home prices was taken for granted across the years..

COMING FHA CHANGES A STUMBLING BLOCK FOR MANY NEW HOMEBUYERS? - 01/27/10 02:43 PM
wasn't that long ago that low-down payment home borrowers, as well as those with less-than-perfect credit, had a number of places to go for their mortgage loans.  As credit markets collapsed, housing values tumbled, here in Chicago and elsewhere, options for these borrowers dwindled.
In many cases, the only option available now is an FHA-Backed Loan, with it's lower overall FICO Credit Score and Down Payment requirements.
Using an FHA Loan, buyers have been able to purchase with as little as 3.5% down for their primary residences.  The FICO Credit Score floor was a very buyer-friendly 500, although most lenders imposed … (2 comments)

Is the Chicago Area Real Estate Market beginning to show signs of stabilizing?
Improving numbers for year-over-year Units Sold - the aggregate for sold condos and single-family homes across the Chicago Metro Area - has been on the upswing since last July.  As a result, this resurgent Second Half, 2009 for home sales means overall units sold here fell only 0.2% from 2008.
According to data complied by the Illinois Association of Realtors, as reported by Mary Ellen Podmolik of The Chicago Tribune, 5,752 single-family detached homes and condos were sold last December.  That's one-third better than home sales during December, … (0 comments)

CHICAGO GAS HEATING RATES GOING UP NEXT MONTH! - 01/24/10 08:07 PM
Live in Chicago?  You know, during a Cold Chicago Winter, heating bills can go through the roof.   Especially if you have an older home, with 1920's-era insulation.
Four winters ago, during a spell when Natural Gas Prices spiked here in Chicago, one of our January gas heating bills topped at $640 - for only one month!  And we don't have a huge home - just a modest Chicago Bungalow!

Did you watch the Internationally-Televised "Hope for Haiti" Telethon  last Friday night?
Aired on all local Chicago broadcast outlets, major cable stations, and simulcast on major Internet sites like YouTube and others, most consider the program tasteful, well done.  It was also very successful, generating over $58 Million in contributions from around the world, according to CNN and Contributing Reporter Alan Duke.

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, January 10th. 


Active Listing Inventory was stable last week.  Typically, inventory spikes a bit immediately after the first of the year, with the holidays being over.  Data from the next few weeks will determine if this is a continuing trend, or just a blip on the radar screen.
Most of the other numbers are predictably down in the first business week of 2010.  However, a climb in Pending Sales, and a drop in Average Market Time, is encouraging if the trend … (0 comments)

In Chicago, and in many other areas of the U.S., median home prices have fallen over the last few years.  Units sold have dropped, and many of those single-family homes and condos that have sold have been in distress - in poor condition, often bank-owned, and at a deep discount price.

It's an old question, here in Chicago and across the U.S.  "When does the Real Estate Market heat up again after its usual seasonal slowdown between Halloween and the New Year?
The old salt suggests the market begins to thaw in the springtime.  Here in Chicago, that is usually when average daily temperatures reach the freezing mark or above.  This time of the year, we Chicagoans consider 32 degrees quite mild, you know!

Ahhh, yes!  Chicago Politics at its absolute finest!
Late in 2008, the Chicago City Council virtually rubber-stamped, with little debate, Chicago Mayor Richard M. Daley's program to lease the Chicago Parking Meter System - thousands of meters across the city - to a private company.  In return for this 75-Year Lease, the City received an up-front payment of $1.2 Billion, plus all of the collected fines from meter violations.  The private firm keeps all of the meter fees, in exchange for updating and maintaining the updated Chicago Street Parking System.

NEW YEAR BRINGS NEW IL LAW To Protect Victims of Stalking, Domestic Violence, Sexual Assault! - 01/04/10 07:33 AM
Across the State of IL, a new lL Anti-Stalking Statute offers new legal protection for victims of stalking and domestic violence. 
As reported by Megan Twohey in last Friday's Chicago Tribune, stalking is a crime that touches an estimated 3.4 Million victims across the U.S.  While anti-stalking laws are considerably stronger here in IL versus many other states, the new law expands the definition of the crime.  Protections are also added for victims of domestic violence or sexual assault.

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, January 3rd. 
Active Listing Inventory has drawn down, and Expired Listings way up - typical for the first day of the year.  Let's see if inventory builds toward the end of the month of January, and continues building as Spring, 2010 approaches. Fewer people made an offer to purchase a new home over the holidays, as you might expect.

FED, LAWMAKERS Should Take Pre-Emptive Steps To Assure No More Housing Bubbles - Fed Chief Bernanke! - 01/03/10 08:44 PM
How to prevent another financial and real estate market calamity like the one we're still feeling the effects of?  Federal Reserve Board Chairman Ben Bernanke favors strengthening regulations to prevent such a bubble from inflating again.
Failing that, increasing interest rates - in advance of a problem - might be necessary, in his opinion.
Quoted in today's Wall Street Journal by Reporter Luca Di Leo, Bernanke's comments to the American Economic Association's Annual Meeting in Atlanta suggest using "monetary policy" as a fall back tool for addressing bloated or overheated financial markets.

Active Listing Inventory is still suffering the "Holiday Effect" - few start marketing their properties, and many on the market take a temporary break from marketing - between early December until after the New Year.  As you might expect as we approach Christmas and New Years Day,  Pending Sales, as well as Closed Sales and Sales Volume, is similarly low - again, likely the time of the season.

Now begins the gray time of the year in Chicago.  No holidays to look forward to.  No novelty in the first snowfall of the season.
Just another four months of cold and snowy weather!
Well - keep the climate controls adjusted inside of you - and you'll be OK!  Heck, we've done pretty well thus far . . . yes?
All things, as they say, must come to an end!
The good things end - the incredible Bull Real Estate Market, which, day by day, becomes a more distant memory.  Low gas prices.  Reasonable costs for groceries, and health care.

NEW IL REAL ESTATE LAW - No Salespeople, Only Brokers . . . and New Disclosure Requirements! - 01/02/10 05:13 PM
Ask the average consumer about the amount of required education and training an IL Real Estate Practitioner is required to complete before they earn their Real Estate License.  Most will truly not know.
But others, perhaps many others, might cynically respond - "Not nearly enough!"
Indeed, pre-license training requirements are far less stringent than other major professions here in Illinois - lawyers, for example, or CPA's.  Even beauticians and nail technicians have to endure more pre-license training, and a certain period of apprenticeship, than IL Real Estate Agents do!
