Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, November 9, 2008 - 
An historic election is over - and the Financial Markets responded with a swoon last week on unfavorable unemployment numbers.  Alas, election of a new U.S. President, in and of itself, was not enough to turn the economy, and the housing market, around overnight.  We'll all have to work on this problem in the coming year, folks! 
Active Listing Inventory stabilized this week, after last week's dip.  Many are still selling their homes, although some have put their listings on winter hiatus.  Average Sales Price fell … (1 comments)

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, November 2, 2008 - 
Here in Chicago, could we be nearing a price bottom in our local Real Estate Market?
Average Sales Price has seemed to stabilize this week, and Average Market Time of those listings that do sell seems to be improving over its recent long-term trend. Pending Sales gave back last week's improvement, Units Sold and Sales Volume, as well as Listings Expired, showed their usual end-of-month jumps - although Expired Listings really skyrocketed versus previous months.

Active Listing Inventory very slightly down from last week in the North and Northwest Side of Chicago Communities we serve most frequently - it has been virtually flat over the last couple of months.  Pending Sales showed a welcome rebound - perhaps, as prices become more affordable, and buyers begin to learn their lending options, sales are picking up a bit,

Active Listing Inventory was virtually unchanged from last week in the North and Northwest Side of Chicago Communities we serve most frequently - perhaps fewer sellers are coming to market as the weather cools.  Pending Sales dropped for the third week in a row - indeed, we're seeing sluggish activity the past few weeks, perhaps out of concern for uncertainty in the Credit Markets.

We've survived the worst week for the Dow Jones industrial Average in history - finally, predictions for a higher open today.
After all that happened last week, housing inventories remain high, with home sellers fearful, and many potential buyers confused about how to proceed.

How will the just-approved Financial Bailout by Congress impact the housing market?   Of course, no one knows exactly, but the housing market response is likely to come slowly.  Inventory is still very high in the Chicago Neighborhoods and Suburbs we serve, and loan requirements will likely continue stringent, at least in the short term.

Continued stability in Active Listings again this week, while Pending Sales rebounded considerably in the North and Northwest Side Neighborhoods in Chicago we serve.
Units Sold rebounded strongly last week,  while Average Sales Price dropped like a rock.  If these numbers continue to trend this way, it could indicate that sellers are finally seeing that adjusting their asking price could drive increased sales.  Average Market Time about the same as last week.

Active Listings have continued their steady run, while Pending Sales continue their mid-summer tumble in the North and Northwest Side Neighborhoods in Chicago we serve.
Closed Sales Volume, Units Sold, and Average Market Time showed improvement this past week.  Average Sales Price also improved somewhat.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, August 17, 2008 -
Pending Sales gave back much of last week's gain in the North and Northwest Side Neighborhoods in Chicago we serve, while Active Listings Inventory remained steady.
There was a strong increase in Average Sales Price over the past week, but unsure if this is an aberration, or a definite trend.  Monitoring this figure over the next few weeks will help us answer this question.   Sales Volume jumped in conjunction with the increase in Closed Unit Sales and Average Price.

One encouraging sign this week is a bit of a jump in the weekly Pending Sales throughout the North and Northwest Side Neighborhoods in Chicago we serve.
We see continued stability in Active Listing Inventory and Average Sales Price, despite a slight dip in Average Sale this week.   Closed Listings and Expired Listings show dramatic mid-month dips, as is usually the case.

For the last few weeks, Active Listing Inventory has remained fairly stable, while Average Sales Price has been on a slightly up trend, despite this week's 1% drop.  Trends over the past few weeks show little long-term change in Pending Sales and Closed Listings, gaining back the losses we saw last week.

Some hopeful numbers this past week! 
While Active Listing Inventory continued stable over the past couple of weeks, Average Sales Price actually took an upturn, up a respectful 6.6%.  The number of Pending Sales and Closed Listings each see-sawed once again this week, falling somewhat since the last time we checked the stats one week ago.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, July 6, 2008 -
Generally, the last day of June is a big day for real estate closings on the North and Northwest Sides of Chicago.  This week's figures, however, show little change from those of last week - only 112 single family homes, condos, or two-to-four unit apartment buildings closed last week, compared to 111 the prior week.  Sales Volume was up considerably last week, as those properties that did sell had a higher average sales price than last week.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, June 29, 2008 -
While Active Listings and Sales Pending remained fairly stable within the past week, we are encouraged by considerable improvements in Average Market Time, Transactions Closed, and Closed Volume - these figures based on properties that went under contract several weeks ago, and are just now closing.
The dip in Average Sales Price might indicate many successful sellers are beginning to realize pricing correctly is the best predictor of a timely sale.

Here's the latest Stat Summary on the Chicago Real Estate Market, based on data pulled yesterday evening, June 22, 2008 -
The mid-month Sales Pending and Transactions Closed statistics had a positive jump from last week, when both indicators showed declines.
Average Sales Price dropped slightly, as while total volume increased somewhat, reflecting the bounce back last week in Closed Sales.  Average Market Time is still too high!
