The accredited staging class through StagedHomes.com was scheduled at my Bel Air, MD Keller Williams office. Since another storm is headed our way the class has been postponed. Your safety first!

It will be rescheduled for sometime in March 2010. We are also looking for a home that needs some staging help for us to practice on after our class. The instructor will be present to advise us. She will meet with your homeowner prior to the class to go over the details. This is a free service to your homeowner.

If you have a listing in the Abingdon, BelAir areas that needs a little help please contact me. It doesn't have to be a Keller Williams listing and you do not have to be enrolled in the class for us to use your listing. Last years home that we staged was listed by a ReMax agent. I'M SO EXCITED I JUST CAN'T HIDE IT!

If you are like me you are counting down until you will no longer have to make the trip to Hunt Valley to shop at Wegmans. If you haven't heard the news let me tell you how excited I became when I heard! Wegmans Food Markets Inc. expects to sign a lease soon to anchor a planned 350,000-square-foot, mixed-use center at Emmorton and Woodsdale roads just north of Interstate 95. The store itself should be approxiately 120,000 to 140,000 square feet. Another really exciting fact is that this store will employee close to 600 people. That too will be great for our Harford County economy!

The store is not expected to open until 2011 but believe me if you have never visited a Wegmans before it will be sooooo worth your wait! If you want to visit one in the mean time you can make the trip to Hunt Valley! I'll keep you updated on the progress of this store when developing begins.

The Big Tarp Is In Forest Hill!!!!

Now don't get so excited about the circus being in town; I didn't say the Big Top, I said the Big TARP! Forest Hill's old "C-Mart" building remains empty no more!!! In its place is a huge indoor flea market with over 35,000 square feet of space and an absolute auction center.

The Flea Market is open on Saturdays and Sundays from 8AM to 4PM. With over 130 vendors, there is a mini-mart, toys, collectibles, sports memorabilia and so much more. New items and new vendors are added each and every week. Spaces are still available for vendors who would like to sell their wares.

The live absolute auctions open at 2:00 pm every other Wednesday and begin at 4:00 pm. The next absolute auction is scheduled for February 4, 2009. Consignments are currently being accepted for the auctions on Mondays, Wednesdays, Fridays and Saturdays from 9 AM to 5 PM. For additional information call 443-823-1545.

I am so very excited that Five Star Consigning Connections is coming to Box Hill Shopping Center in the space that Rite Aid used to lease. If you are not familiar with this company they are a fine furniture and home accessory consignment store. This will be a great local resource for Realtors, Home Stages and for homeowners as well. If you are looking for furniture to spruce up your vacant listing that have been sitting too long this is a great opportunity for you.

If you have a client who is thinking of down sizing but can't image giving their furniture away for pennies, this consignment shop could be your answer. The consignment shop keeps your things for 90 days. If they sell your furniture during that time great. If they don't they will contact you to see if you would like the furniture back or for them to donate it.

Here is an example (see photo-left) of what I am talking about with too much furniture in the room. Once your home seller signs up to have their furniture put into consignment you will have the space you need to work miracles. (see after photo-right)

To me, as a Realtor, that means "90 days of free storage" for my listing that has too much furniture in it. It will also help me if I need a particular piece of furniture to use to stage a room that there is a business close by for me to visit.

Finding Bliss In Harford County

I want to share with you a place that you will want to visit right here in Harford County. I happened to receive an invitation to attend a business networking event at Bliss, Coffee and Wine Bar in Belcamp. Since I am all about networking I eagerly attended. This place was nothing at all like I expected. It is upscale, beautifully decorated with a relaxing atmosphere. Bliss opened in May and has already established a regular following. Sarah Oritz-Brown and Claudio Brown, the owners, couldn't have been more welcoming and charming. They made me feel as if I was visiting in their own home. Not only can you sample wines and beers from all over the world, but they also serve lunch and dinner in their intimate dining area that seats 36. The food is amazing and the menu is so unique.

Blissfully start off your day by stopping by to pick up a cup of coffee before heading out for an action packed day? Bliss opens at 6:00 am Monday through Friday. Starbucks, watch out you have met your match!!!!!!!!!!

I need advice concerning a Bank Owned House-- Sold As Is

I am representing a buyer who wants to put an offer in on a bank owned property. The bank addendum states the home is being sold as is and they will make no repairs. A home inspection addendum was allowed so we will schedule one if the offer is accepted to see if there is any major problems.

We have been told that the water to the property has been shut off because a pipe in the ceiling froze and broke this winter since there was no heat on. There are two large holes cut into the drywall ceilings. When we looked around up there we only saw one main copper pipe so there may just be a leak from where it cracked. We were able to see "daylight" cracks in the roof in two spots where rain water may have come in. There is no evidence of water damage on the existing dry wall ceiling but there was water in the globe of the kitchen ceiliing light fixture.

Does anyone have experience with these types of properties who can tell me any horror /success stories they have come up against. Like I mentioned we will be having a formal home inspection if the offer is accepted. The home appears to have great potential but I don't have prior experience with bank owned properties. I am sure I will get the experience now with the current market. I was just wondering what to look out for when purchasing homes that are bank owned like this.

Five Handy Household Tips from Your Neighborhood Specialist, Deanna Zaganas!

1. Stains in Plastic Storage Containers: Use a baking soda paste (baking soda and water) and rub into the stain. You can then rinse with vinegar (optional) and wash normally. Another method is to place container outside on a nice sunny day and the sun actually bleaches the stain out. To avoid stains in the first place, spray container with cooking spray before putting things in it that stain i.e. spaghetti sauce.

2. Stickers, Decals, and Glue: To remove them from furniture, glass, plastic, etc. saturate with vegetable oil and rub off.

3. Stuck-On Food in Pots, Pans, and Crockpots: Fill the pan with water and place a fabric softener sheet in the water. Allow the pan to soak overnight. The food will wipe right out!

4. Stovetops: To prevent grease and grime from sticking to your stove top, making it easy to clean, rub it down with car wax on occasion.

5. Tarnished Silverware: Line a cake pan with aluminum foil. Fill with water and add 1 Tablespoon of baking soda per 2 cups of water. Heat to 150 degrees. Lay silverware in pan, touching aluminum foil. Watch the stains disappear!

Watermelon Champagne Punch

15 cups cubed, seeded watermelon
3/4 cup sugar
3 750-ml. bottles champagne (about 10 cups)
Ice mold

Chill all ingredients well before mixing. In a blender, puree the watermelon and sugar together, in batches. Chill. Just before serving, transfer to a punch bowl. Slowly add the champagne. Float an ice mold. Makes about 40 servings.

Painting tips for sellers

Here is a list of tips I give to help my seller's as they prepare their home prior to listing. A fresh coat of paint or changing a paint color can make a world of difference for not a lot of money!

Splash on some color!
Painting Tips

Look to your favorite home-decorating magazines and tear out color schemes and ideas that appeal to you and take with you when shopping for paint.

Know that color is usually more intense on walls than it seems on a sample card. Play it safe and go a shade or two lighter.

Yellow and rosy tones give a room a warm feeling. Greens, blues and grays give a cooler tone.

Avoid snow-white except in ultramodern, minimalist environments, because it will seem too harsh, giving a sterile, operating-room effect. It's better to go with a white that contains a hint of peach, beige or pink.

Keep bold color schemes for areas such as bathrooms and dining rooms where you don't spend as much time. That way if you tire quickly, changing it won't be as large of a project!

Take fabric with you if you're matching it, either a swatch,
pillow or curtain panel for example.

Start small, buying just a quart or so of paint, and then paint a section of wall with a paintbrush or roller, or test the color on a good-size (perhaps 3 feet square) plywood or wallboard scrap, or on a piece of cardboard; set it against the walls in the room as the light changes (including artificial light) and evaluate
it for a few days.

Test a two-tone scheme, such as wainscoting in one color and walls in another, by painting two boards or painting one board in both colors. Repeat the test, tinkering with colors in small amounts until you're satisfied. While the cost for sampling various paints can add up, it is still better than applying the wrong color to an entire room and having to repaint!

Sometimes lighting and shadows can make choosing a paint color a little tricky. Try these tips for getting it just right!
