As of September 1, 2011 appraisals will change drastically. We now must complete appraisals in what is defined as UAD or Uniform Appraisal Dataset format. This is a GSE Fannie, Freddie requirement. (4 comments)

My colleague Karen Kruschka has outlined six critical factors in getting a home sold. To My Sellers: We had this conversation, or a similar one, when we listed your house. But it's never too early - or too late - to be reminded of these points. I'd add to her remarks that it has never been more crucial to price things carefully and realistically!
